Facilities Maintenance Technician

Position Summary

The Facilities Maintenance Technician is responsible for maintaining a clean, safe, functional, and professional environment throughout the organization’s facilities. This position performs routine housekeeping and building maintenance, oversees the condition and maintenance of company vehicles, assists with facility-related safety and emergency preparedness activities, and ensures ongoing compliance with applicable College of American Pathologists (CAP) accreditation requirements and facilities-related CAP checklist items.

The Facilities Maintenance Technician works closely with laboratory management and other staff to identify facility deficiencies, complete preventive maintenance, maintain required documentation, and ensure that the physical environment supports safe and efficient laboratory operations.

Essential Duties and Responsibilities

Housekeeping and Facility Cleanliness

• Perform routine housekeeping and cleaning of offices, laboratories, hallways, restrooms, break rooms, storage areas, common areas, and other assigned spaces.
• Sweep, mop, vacuum, dust, sanitize, and otherwise maintain assigned areas according to established schedules.
• Empty trash and recycling and ensure waste is placed in appropriate designated containers.
• Maintain adequate inventories of housekeeping, restroom, and facility supplies.
• Clean spills promptly and follow appropriate procedures when biological, chemical, or other potentially hazardous materials are involved.
• Maintain housekeeping equipment and supplies in a clean, organized, and serviceable condition.
• Identify and report conditions requiring specialized cleaning, repair, remediation, or professional services.
• Maintain exterior areas, entrances, sidewalks, parking areas, and other facility grounds as assigned.

Building Maintenance

• Perform routine inspection, preventive maintenance, and minor repairs throughout company facilities.
• Maintain doors, locks, lighting, plumbing fixtures, walls, ceilings, flooring, shelving, cabinetry, furniture, and other building components.
• Replace light bulbs, filters, batteries, fixtures, and other routine maintenance items as necessary.
• Monitor HVAC operation and promptly report temperature, humidity, ventilation, or other environmental concerns that could affect laboratory operations.
• Coordinate repairs requiring licensed or specialized contractors.
• Assist management in obtaining quotes and scheduling outside vendors for HVAC, electrical, plumbing, roofing, pest control, fire protection, security, and other facility services.
• Monitor contractors while on-site when appropriate and verify completion of assigned work.
• Maintain facility maintenance schedules, service records, warranties, manuals, inspection reports, and related documentation.
• Conduct routine walkthroughs to identify maintenance needs before they result in equipment failure, safety concerns, or disruption of laboratory operations.
• Respond promptly to urgent facility issues such as leaks, HVAC failures, electrical problems, plumbing problems, building damage, and other conditions that could affect operations.

Company Vehicle Maintenance

• Maintain company-owned and assigned vehicles in a clean, safe, and professional condition.
• Perform or coordinate routine vehicle maintenance, including oil changes, tire service, inspections, fluid checks, battery replacement, and other manufacturer-recommended preventive maintenance.
• Monitor vehicle registration, inspection, maintenance, and service due dates.
• Maintain accurate vehicle maintenance and service records.
• Regularly inspect vehicles for damage, mechanical concerns, cleanliness, and safety issues.
• Coordinate repairs with approved automotive service providers.
• Ensure vehicles contain required safety and emergency equipment.
• Immediately report accidents, damage, mechanical failures, or unsafe vehicle conditions to management.
• Assist with cleaning and sanitizing vehicles used to transport specimens, supplies, equipment, or other laboratory materials in accordance with applicable procedures.

Safety Responsibilities

• Follow all company safety policies, OSHA requirements, laboratory safety procedures, and applicable federal, state, and local regulations.

Preventive Maintenance and Documentation

• Develop and follow daily, weekly, monthly, quarterly, and annual facility maintenance schedules as directed.
• Maintain a facility preventive-maintenance log.
• Document inspections, repairs, maintenance activities, identified deficiencies, and corrective actions.
• Maintain records of outside contractor inspections and services.
• Track recurring maintenance requirements and notify management sufficiently in advance of required service dates.
• Maintain organized electronic and/or paper records so documentation is readily available during CAP, OSHA, fire, insurance, or other regulatory inspections.
• Assist management in maintaining a facility compliance calendar for recurring inspections, certifications, testing, and maintenance.

Inventory and Supplies

• Monitor inventory of cleaning products, paper products, light bulbs, HVAC filters, batteries, maintenance supplies, vehicle supplies, and other assigned facility materials.
• Notify management when supplies need to be reordered.
• Store cleaning chemicals and maintenance supplies safely and in accordance with applicable requirements.
• Maintain organized maintenance and storage areas.
• Assist with receiving, moving, assembling, and installing furniture, shelving, equipment, and supplies as requested.

Emergency and On-Call Responsibilities

• Assist with facility emergencies that may threaten laboratory operations, including water leaks, HVAC failures, power interruptions, storm damage, security issues, and other building-related events.
• Be available for occasional after-hours facility issues when required by management.
• Assist with snow, ice, severe weather, and other environmental preparations when applicable.
• Assist management with implementation of facility-related portions of the organization’s emergency preparedness and business continuity plans.

Qualifications

• High school diploma or equivalent required.
• Prior experience in facilities maintenance, building maintenance, custodial services, property maintenance, or a related field preferred.
• General knowledge of basic building maintenance, housekeeping, plumbing, electrical, HVAC, and mechanical systems preferred.
• Ability to recognize when maintenance work requires a licensed or specialized professional.
• Basic computer skills and ability to maintain electronic maintenance records.
• Ability to read and follow written procedures, maintenance instructions, safety requirements, and regulatory checklists.
• Valid driver's license and acceptable driving record required for employees responsible for company vehicles.

Physical Requirements

This position regularly requires standing, walking, bending, reaching, kneeling, climbing stairs, and performing physical maintenance activities. The employee must be able to lift and move supplies, equipment, furniture, and other materials consistent with company safety policies. The position may require the use of ladders and basic hand or power tools when appropriate and authorized.

The employee may occasionally be exposed to laboratory environments containing biological specimens, chemicals, formalin, cleaning agents, and other potentially hazardous materials and must comply with all required safety procedures and personal protective equipment requirements.

• Demonstrate readiness for CAP, OSHA, fire, safety, insurance, and other applicable inspections at all times.

Reporting Relationship

The Facilities Maintenance Technician reports to the designated Practice Administrator, Laboratory Director, Laboratory Manager, or other member of management and works collaboratively with laboratory personnel, administrative staff, safety personnel, and outside contractors.

• Use appropriate personal protective equipment when performing assigned duties.
• Follow established procedures for entering and working within laboratory areas.
• Understand the appropriate response to biological, chemical, and other hazardous-material spills.
• Immediately report unsafe conditions, accidents, injuries, spills, leaks, equipment failures, or other hazards.
• Maintain Safety Data Sheet accessibility and assist with facility-related safety documentation as assigned.
• Ensure chemicals, cleaning products, compressed gases, flammable materials, and other regulated materials encountered during facility duties are stored appropriately.
• Never perform electrical, plumbing, HVAC, hazardous-material, or other work requiring specialized licensing or training unless appropriately qualified and authorized.

Pay: From $18.00 per hour
