We are seeking a Credit Associate to join our Originations Team, supporting the underwriting and structuring of real estate debt deals. This role is ideal for a detail-oriented professional with strong analytical skills, financial modeling expertise, and a passion for commercial real estate finance. The Credit Associate will work closely with senior originators, credit risk teams, and external borrowers to facilitate loan transactions from initial screening to closing.

What you have already achieved: (Requirements)

  • Bachelor's degree in Finance, Real Estate, Economics, or a related field.
  • 1-3 years of experience in commercial real estate lending, private equity or credit underwriting.
  • Strong financial modeling and analytical skills, with proficiency in Excel or Google Sheets
  • Familiarity with real estate loan structures, risk analysis, and credit metrics.
  • Excellent written and verbal communication skills, with the ability to present complex financial concepts clearly.
  • Ability to multitask, work in a fast-paced environment, and meet deadlines.

What you are great at: (Responsibilities)

Underwriting & Financial Analysis:

    • Perform in-depth analysis of potential loan opportunities, including reviewing borrower financials, property cash flows, market trends, and collateral performance.
    • Build and maintain financial models (DCF, IRR, DSCR, LTV) to assess risk and return profiles.
    • Conduct stress testing and sensitivity analyses to evaluate downside scenarios.

Deal Structuring & Due Diligence:

    • Assist in structuring loan terms, covenants, and pricing in collaboration with the origination and credit teams.
    • Coordinate due diligence efforts, including reviewing appraisals, environmental reports, title policies, and third-party assessments.
    • Prepare and present investment memorandums for credit committee approval.

Loan Processing & Execution:

    • Support the documentation and closing process, ensuring compliance with credit policies and regulatory requirements.
    • Work with legal counsel to review loan agreements and negotiate terms with borrowers.
    • Monitor pipeline activity and track deal progress in the CRM system.

Market & Industry Research:

    • Stay up to date on macroeconomic trends, real estate market conditions, and lending practices.
    • Provide insights on property performance, borrower creditworthiness, and sector-specific risks.
