Job Overview
We are seeking a proactive and skilled Maintenance Technician to join our dynamic team! The Maintenance Technician is responsible for maintaining the physical condition and appearance of the community by performing routine maintenance, repairs, preventive maintenance, and apartment turns. This position ensures that all work is completed safely, efficiently, and in accordance with company standards while providing excellent customer service to residents.
Duties
- Complete resident service requests in a timely and professional manner.
- Perform routine maintenance and repairs involving plumbing, appliances, carpentry, drywall, flooring, and painting.
- Prepare vacant apartments for new residents, including repairs, cleaning coordination, and final quality inspections.
- Conduct preventive maintenance on building systems, equipment, and common areas.
- Inspect property grounds, buildings, and amenities to identify maintenance needs and safety concerns.
- Respond to emergency maintenance calls during business hours and participate in an on-call rotation for after-hours emergencies as assigned.
- Replace and repair locks, doors, windows, fixtures, and other building components.
- Troubleshoot and repair appliances, including refrigerators, ranges, dishwashers, garbage disposals, and washers/dryers when applicable.
- Maintain HVAC systems by changing filters, performing routine maintenance, and completing repairs within certification limits.
- Assist with seasonal maintenance, including snow removal, ice treatment, landscaping support, and pool maintenance (where applicable)
- Document completed work orders and communicate with residents regarding maintenance issues.
- Ensure all work complies with company policies, OSHA regulations, and local building codes.
- Maintain a clean, organized maintenance shop and work areas.
- Provide courteous, professional customer service to residents, vendors, and coworkers.
Experience
- High school diploma or equivalent.
- One to three years of apartment, residential, or facilities maintenance experience.
- General knowledge of plumbing, electrical, HVAC, carpentry, drywall, painting, and appliance repair.
- Valid driver's license with an acceptable driving record.
- Ability to work independently and prioritize multiple tasks.
- Strong communication and customer service skills.
- Experience using property management software such as AppFolio.
Physical Requirements
- Frequently lift and carry up to 50 pounds.
- Occasionally lift up to 75 pounds with assistance.
- Stand, walk, bend, kneel, crouch, climb ladders, and work in confined spaces for extended periods.
- Work indoors and outdoors in varying weather conditions.
Work Schedule
- Part to full-time position.
- Must be available for rotating on-call emergency maintenance, including evenings, weekends, and holidays as scheduled.
