Position Summary

The Superintendent is the primary field leader responsible for execution of D12 turnkey Doors, Frames, Hardware, Trim, Patio Doors, Specialties, Wire Shelving, Accessories, Mirrors, Fire Extinguishers, Postal Specialties, and related finish scopes. The role coordinates labor, materials, logistics, safety, quality, scheduling, inspections, reporting, and site-based client communication from project startup through final turnover.

Reporting Structure

Reports to Senior Operations Manager

Core Responsibilities

Lead field execution on-site; manage labor and installers; coordinate logistics and procurement; maintain schedules; conduct quality inspections; manage turnover and closeout; represent D12 with clients and vendors.

Project Execution Responsibilities

· Develop project execution plans, based on project schedules & requirements

· Coordinate installation sequencing and phasing

· Manage daily and weekly field priorities

· Identify and mitigate schedule risks

· Resolve site-level execution issues

· Utilize Procore, Outlook, SharePoint, OneDrive, Bluebeam, and other software systems to organize and execute responsibilities

Doors, Frames & Hardware Management

· Coordinate installation of hollow metal frames, doors, hardware, and access control components

· Verify compliance with approved door schedules, submittals, and hardware schedules

· Manage punch and turnover of openings

Trim & Finish Scope Management

· Manage wood/MDF trim, shelving, mirrors, accessories, specialties, and finish carpentry scopes

· Verify compliance with approved submittals and specifications

Logistics & Materials Management

· Develop delivery plans and provide data/information to internal D12 procurement team

· Coordinate with warehouse and procurement activities

· Track and report shortages and damages

· Maintain installation readiness through weekly forecasting

Daily Material Inventory Process

· Walk inventory locations daily

· Verify frames, slabs, hardware, trim, and specialty quantities

· Maintain inventory logs and manage daily installer material sign-out & allocation

Labor & Installer Management

· Coordinate installers and subcontractors

· Manage manpower forecasting

· Track and review productivity and installation progress

· Communicate labor needs in advance

Reporting Requirements

· Daily manpower, progress, and material report

· Weekly look-ahead and work plan

· Weekly labor forecast and installation recap

· Weekly production and inventory reporting

Scheduling Responsibilities

· Maintain 3-week look-ahead schedule

· Coordinate internal QA/QC inspections

· Coordinate material releases with installation schedule

· Participate in GC scheduling meetings

Quality Assurance & Inspection

· Weekly QA/QC inspections

· Mockup reviews

· Punchlist management

· Turnover inspections

· Assign and manage quality deficiencies

Client & Vendor Coordination

· Attend GC meetings

· Coordinate with vendors and manufacturers through internal D12 meetings

· Represent D12 professionally

Required Qualifications

· High School Diploma or equivalent

· Minimum 3 years of commercial construction management experience

· Experience with multifamily or student housing construction preferred

· Experience with doors, frames, hardware, trim and specialty scopes preferred

· Ability to read plans, specifications, schedules, door schedules, and hardware schedules

· Procore and Microsoft Excel proficiency

Work Environment:

Position will be project-based. Projects will vary from large, cottage-style developments to dense urban high-rise environments. Dirt, mud, adverse weather, heat, cold, dust, loud noise, and the potential for safety hazards will be present.

Employee is expected to maintain supervision of D12’s scopes, labor subcontractors, and materials. As such, living locally to the project site is required. Projects will vary in location, nationally, and durations may vary. A traveling/remote living stipend is available.

Occasional travel to the D12 warehouse may be required. Travel to the warehouse will consist of driving cars/trucks (intrastate and interstate) or commercial air travel.

Occasional travel to a local hardware store and other vendor locations may be required.

Physical Demands:

The essential job function of this position will require physical supervision of the scope installation on a project site. Sitting/Standing for extended periods and walking to and from project-specific locations will be required, including multiple flights of stairs, and climbing of affixed construction ladders. Will require viewing a computer screen, typing on a laptop keyboard, and visually focusing on trim/millwork and drywall quality deficiencies. Participation in material movement operations will be required (forklift/Lull operation, handling of doors & materials, etc.)

Job Type: Full-time

Pay: $65,000.00 - $75,000.00 per year
