Position Summary

The Maintenance Technician is responsible for the day-to-day maintenance, repair, appearance, and safety of the Qualified Residential Treatment Program (QRTP) facility. This position ensures the building, grounds, and resident living areas remain clean, safe, functional, and in excellent condition at all times.

In addition to facility maintenance, the Maintenance Technician serves as a positive role model for youth by providing hands-on instruction in basic trade skills and property maintenance to support independent living and vocational development.

Essential Job Responsibilities

Facility Maintenance

  • Perform daily inspections of the facility to identify maintenance, safety, and cosmetic concerns.
  • Complete repairs promptly to maintain a safe, therapeutic, and welcoming environment.
  • Patch and repair holes in drywall, doors, and other building surfaces immediately upon identification.
  • Repair broken fixtures, furniture, doors, locks, windows, shelving, and other facility components.
  • Perform routine preventative maintenance throughout the building.
  • Maintain all safety rounds and complete required documentation for environmental and life safety inspections.
  • Ensure all work orders are completed within established timeframes.

Resident Rooms & Interior Appearance

  • Prepare all incoming resident bedrooms prior to admission, including painting, repairs, cleaning, and ensuring the room is move-in ready.
  • Maintain the appearance of occupied resident rooms by completing cosmetic repairs as needed.
  • Repair minor wall damage, paint touch-ups, trim repairs, flooring transitions, and other aesthetic improvements.
  • Maintain bathrooms, common areas, classrooms, offices, and treatment spaces to ensure they remain clean, functional, and presentable.

Grounds Maintenance

  • Maintain the exterior appearance of the facility year-round.
  • Mow grass, trim shrubs, remove weeds, edge walkways, and maintain landscaping.
  • Pick up trash and debris from the property.
  • Assist with seasonal maintenance including leaf removal, snow removal, salting sidewalks, and storm cleanup.
  • Ensure parking lots, sidewalks, fencing, and outdoor recreation areas remain safe and well maintained.

General Repairs

  • Perform minor plumbing repairs including replacing faucets, repairing toilets, unclogging drains, replacing fixtures, and addressing minor leaks.
  • Complete basic electrical repairs within scope of training, such as replacing light fixtures, switches, outlets, and bulbs.
  • Assemble furniture and install shelving, fixtures, and equipment.
  • Coordinate larger repairs or specialty contractors when work exceeds internal capabilities.
  • Maintain maintenance equipment, tools, and inventory.

Safety & Compliance

  • Conduct environmental and life safety inspections in accordance with QRTP regulations, accreditation standards, and company policies.
  • Identify and correct potential safety hazards immediately.
  • Assist with emergency preparedness activities and facility readiness.
  • Maintain documentation of inspections, repairs, preventative maintenance, and completed work orders.
  • Ensure compliance with OSHA, Ohio Department of Children and Youth (DCY), JCO, fire safety, and company safety requirements.

Youth Engagement & Independent Living Skills

  • Serve as a positive mentor and role model for youth.
  • Provide supervised opportunities for interested residents to learn basic trade and maintenance skills.
  • Teach age-appropriate independent living skills including:
  • Basic home maintenance
  • Painting
  • Drywall patching
  • Lawn care and landscaping
  • Basic plumbing repairs
  • Tool safety and proper use
  • General property upkeep
  • Encourage responsibility, teamwork, work ethic, and vocational skill development while maintaining all safety protocols.

Qualifications

Education

  • High school diploma or GED required.
  • Technical school, trade certification, or vocational training preferred.

Experience

  • Minimum of two years of maintenance, facilities, construction, or related experience preferred.
  • Experience with drywall, painting, plumbing, carpentry, and general building maintenance required.
  • Experience working in residential treatment, schools, healthcare, or behavioral health settings preferred.
  • Experience mentoring or teaching youth is preferred.
