Job Summary
Diversified Property Management is seeking a skilled and proactive Regional Manager / Area Supervisor to oversee a dynamic portfolio of multifamily communities and single-family homes in the Salem–McMinnville area.
In this role, you will be the backbone of regional operations—leading and mentoring property management teams, overseeing vendor and maintenance workflows, arranging staffing coverage, collaborating with property owners, and ensuring full compliance with Oregon housing regulations and company standards.
If you thrive in a fast-paced environment, possess strong supervisory skills, and are proficient with AppFolio, we want to hear from you!
Key ResponsibilitiesTeam Leadership & Supervision
- Direct Supervision: Lead, coach, and evaluate day-to-day property management staff; assign responsibilities, delegate work, and ensure accountability.
- Daily Workflow Management: Hold daily morning stand-up meetings to review priorities (turnovers, notices, payment agreements, dispute resolutions, and renewals).
- 1-on-1 Coaching: Conduct weekly 1-on-1 meetings with team members to review performance, address feedback/grievances, and provide direction.
- HR & Staffing: Participate in hiring, onboarding, employee reviews, time-off approvals, and disciplinary or termination processes in coordination with HR.
- Training & Legal Coordination: Work closely with the Onboarding & Training Supervisor on staff development, legal filings (e.g., FEDs/evictions), and court witness coordination.
Coverage & Absence Management
- Coverage Scheduling: Maintain adequate staffing levels across all properties by arranging cross-property coverage or temporary reassignments during planned employee absences (PTO, training, or time off).
- Direct Coverage: Step in to directly cover essential duties, site visits, or urgent property management tasks when direct reports are absent, sick, or on leave to ensure uninterrupted property operations.
- Unplanned Absence Response: Quickly coordinate short-notice shift reassignments and workload delegation to prevent gaps in tenant communication, maintenance dispatching, or daily task execution.
Property & Vendor Operations
- Vacancy & Marketing: Ensure vacant units are promptly marketed across the company website and external channels (AppFolio, Craigslist, etc.).
- Maintenance & Vendor Oversight: Onboard new vendors, approve scope/costs for exceptional repairs (e.g., replacement vs. repair decisions), and address vendor performance or quality concerns.
- Maintenance Workflow: Monitor maintenance request assignments to align with company policy and property owner preferences.
- Owner Relations & Special Projects: Discuss property performance and major repairs with property owners; coordinate large-scale improvements with the Special Projects Coordinator.
Compliance & Emergency Management

- Emergency Response: Lead and guide property management teams through on-site emergency situations, ensuring prompt documentation (AppFolio photos, incident reports).

- Software: Hands-on experience with AppFolio (or similar property management software like Yardi/RealPage) is required.
- Legal Knowledge: Strong knowledge of Oregon landlord-tenant laws, FED procedures, and fair housing practices.
- Leadership & Flexibility: Proven track record in team coaching, dispute resolution, and willingness to step in hands-on during staffing shortages.
