Position Summary

We are seeking a Loss Mitigation Closer to join our mortgage servicing team. In this role, you will be responsible for managing the post-approval and closing process for mortgage loss mitigation solutions, ensuring all workout agreements are completed accurately, on time, and in compliance with investor, regulatory, and company requirements.

The ideal candidate has experience with loan modifications, repayment plans, foreclosure alternatives, mortgage servicing, and default servicing and is highly organized, detail-oriented, and committed to delivering an exceptional borrower experience.

Responsibilities

  • Prepare, review, and finalize loan modification agreements, trial payment plans, repayment plans, forbearance agreements, short sales, deeds in lieu of foreclosure, and other loss mitigation solutions.
  • Verify that all approval conditions and investor requirements have been satisfied before closing a workout solution.
  • Ensure all documents are accurately executed, signed, recorded, and maintained within required regulatory and investor timeframes.
  • Update mortgage servicing systems with loan status, milestones, completed actions, and final resolutions.
  • Monitor post-approval pipelines to ensure timely completion of all closing activities.
  • Maintain complete and accurate servicing records and supporting documentation.
  • Generate reports related to completed loss mitigation activities and servicing performance.
  • Ensure compliance with investor guidelines, including Fannie Mae (FNMA), Freddie Mac (FHLMC), FHA, VA, and Ginnie Mae (GNMA) requirements.
  • Adhere to CFPB, RESPA, and all applicable federal, state, and investor servicing regulations.
  • Communicate with borrowers regarding document requirements, closing status, and next steps.
  • Research and resolve documentation discrepancies, borrower concerns, and escalated issues.
  • Collaborate with foreclosure, bankruptcy, escrow, customer service, compliance, legal, and quality control teams to ensure accurate and timely loan resolution.
  • Support internal and external audits by providing complete documentation and responding to audit requests.

Required Qualifications

  • High school diploma or equivalent required.
  • 2 years of experience in mortgage servicing, default servicing, or loss mitigation, preferably in a post-decision or closing role.
  • Strong knowledge of mortgage loss mitigation programs and investor servicing guidelines.
  • Experience processing loan modifications, repayment plans, forbearance agreements, or foreclosure alternatives.
  • Excellent organizational skills with the ability to manage multiple files and deadlines.
  • Strong attention to detail and accuracy.
  • Effective written and verbal communication skills.
  • Proficiency with Microsoft Office, including Excel and Outlook.
  • Experience using mortgage servicing platforms such as MSP (ICE Mortgage Technology/Black Knight), LoanServ, or similar servicing systems.
  • Ability to work independently while managing priorities in a fast-paced environment.

Preferred Qualifications

  • Associate's or Bachelor's degree in Business, Finance, or a related field.
  • Experience with government and GSE loss mitigation programs, including Flex Modification, FHA-HAMP, VA, and USDA workout solutions.
  • Working knowledge of CFPB mortgage servicing rules, RESPA requirements, and investor audit standards.
  • Previous experience supporting servicing quality control, compliance, or investor audits.
  • Bilingual (English/Spanish) is a plus.
