Job Summary:
This position requires Residential Custom home building experience of 5 years. The Construction Project Manager is responsible for overseeing the planning, coordination, and execution of residential construction projects. This role ensures that projects are completed on time, within budget, and to the highest quality standards while maintaining strong relationships with clients, subcontractors, and suppliers. We currently serve from Greeneville - Knoxville.
Key Responsibilities:
Project Planning & Scheduling:
- Develop and manage multiple project schedules using construction management software.
- Ensure projects adhere to deadlines and make necessary adjustments to keep work on track.
- Coordinate with superintendents and subcontractors to align work schedules.
- Residential and some Commercial projects
Budget & Cost Control:
- Prepare and manage project budgets, ensuring cost-effectiveness.
- Create and track change orders and provide various options for clients
- Track expenses, labor, and materials to maintain financial oversight.
- Identify and mitigate financial risks throughout the project.
- Must be able to perform estimates and takeoffs of all materials (siding, roofing, lumber, foundations, tile, flooring, etc).
- Maintain control over ALL purchases made of the project.
Quality Control & Safety Compliance:
- Enforce construction quality standards and adherence to building codes.
- Conduct site inspections to ensure work meets specifications and safety requirements.
- Implement and maintain OSHA safety protocols and company safety policies.
Vendor & Subcontractor Management:
- Select, negotiate, and manage subcontractors and suppliers.
- Review contracts and ensure vendors meet their obligations.
- Resolve disputes and maintain strong professional relationships.
- Work with office management to ensure subcontractors are licensed and insured.
Client & Stakeholder Communication:
- Serve as the primary point of contact for clients and stakeholders.
- Provide regular project updates and reports.
- Schedule client walkthroughs
- Address client concerns and ensure expectations are met.
- First point of contact for client concerns
- Serve as the primary contact for the owner on projects. Keep accurate records of ALL Interactions with visitors to the site
Risk Management & Problem-Solving:
- Identify potential risks and develop mitigation strategies.
- Troubleshoot site issues and coordinate solutions in real-time.
- Ensure compliance with local regulations and permit requirements.
Documentation & Reporting:
- Maintain thorough project documentation, including RFIs, change orders, and meeting notes.
- Utilize construction management software for tracking and reporting.
- Ensure all necessary permits and inspections are completed.
- Ensure office management has all documents filled and recorded.
Requirements
- Valid Driver’s License; good driving record
- A minimum of 5 years as a Project Manager for Custom Homes.
- Strong residential building background
- Proficient with Excel, Word, MS Office and web-based applications
- Experience in high pressure situations and projects with tight deadlines required
- Top tier customer service
- Excellent proactive communication skills including written, verbal and non-verbal methods with both administrative staff and clients
- Strong email communication and organizational skills
- Ability to work independently to carry out the scope of the project with minimal oversight and assistance
- Effective leadership skills for small and large teams including company employees and subcontractors
- Bilingual in Spanish is a plus but not required
Work Location
In office and driving to various jobsites as needed.
