Key Responsibilities
- Maintain, troubleshoot, and repair electrical systems throughout DHA’s rental housing portfolio under the direction of the Master Electrician.
- Perform service and preventive maintenance on DHA’s backup power generators.
- Install, troubleshoot, and repair exterior lighting, pole lights, and building security lighting and control systems.
- Maintain and repair lighting and power distribution systems in office buildings, gymnasiums, recreational facilities, and other non-residential properties.
- Install and maintain electrical feeders and connections for HVAC equipment, UPS systems, transformers, distribution panels, and electrical load centers.
- Replace and repair electrical switches, circuit breakers, receptacles, light fixtures, and electrical appliances in accordance with applicable codes, standards, and DHA procedures.
- Maintain safe and reliable lighting for recreational areas, playgrounds, and related equipment.
- Respond to requests from property managers and maintenance staff for electrical issues that exceed their level of expertise.
- Diagnose and repair electrical problems associated with sump pumps, boiler systems, and other electrically powered mechanical equipment.
- Maintain an adequate inventory of electrical supplies, parts, tools, and equipment.
- Provide one-on-one technical training and coaching to maintenance staff, with an emphasis on safety, productivity, quality, and efficiency.
- Assist in developing staff skills, evaluating performance, and communicating recommendations to the supervisor.
- Provide professional, courteous, and responsive customer service to residents, staff, vendors, and other stakeholders.
Knowledge and Skills
- Knowledge of DHA policies, procedures, and operational practices.
- Knowledge of electrical materials, equipment, methods, and procedures used in residential, commercial, and multifamily applications.
- Knowledge of applicable electrical codes, industry standards, and workplace safety practices.
- Working knowledge of electrical theory, including Ohm’s Law, Kirchhoff’s Laws, and Thevenin’s Theorem.
- Ability to perform electrical work safely and effectively with minimal supervision.
- Ability to troubleshoot, diagnose, and resolve electrical problems using appropriate testing equipment and procedures.
- Proficiency in the safe and effective use of hand tools, power tools, work aids, testing equipment, and other electrical equipment.
- Ability to read and interpret electrical plans, diagrams, schematics, and technical documentation.
- Ability to identify and evaluate electrical supply, material, equipment, and inventory needs.
- Ability to organize and prioritize work and determine the appropriate sequence of tasks necessary to complete assignments efficiently.
- Ability to provide technical guidance, coaching, and assistance to maintenance staff with varying levels of experience.
- Ability to work effectively and respectfully with individuals from diverse backgrounds and experience levels.
- Excellent written and verbal communication skills.
- Ability to establish and maintain effective working relationships with residents, coworkers, supervisors, contractors, and other stakeholders.
- Ability to address concerns professionally and assist in resolving conflicts.
- Ability to read and understand Safety Data Sheets (SDS) and other technical and safety-related documentation.
- Current State of Texas Journeyman Electrician License.
- At least one (1) year of experience working as a Journeyman Electrician.
- Demonstrated progress toward obtaining a Texas Master Electrician License.
- Valid Texas driver’s license.
- Ability to perform the essential functions of the position safely and effectively.
