Job Overview
GENERAL SUMMARY:
Under general direction of the Custodial Services Manager, conducts evaluations of custodial contractor service for the Customer Experience Department on assigned shift. Performs regular inspections of facilities and surrounding areas to identify maintenance, appearance, and cleanliness issues inconsistent with standards.
PRINCIPAL DUTIES AND RESPONSIBILITIES:
- Conducts custodial facilities inspections to ensure contract compliance assessments of DFW managed facilities.
- Assists in the development of custodial service contracts by proposing contract terms, conditions, specifications, and modifications.
- Responds to service requests to verify nature and extent of issues, verify corrective action, recommend solutions, and verify quality of work.
- Consults with Custodial Services Manager to reach mutually acceptable solutions when disputes arise with contractors.
- Enters work order related information into the Airport Total Asset Management System.
- Responds appropriately to customer complaints; investigates and takes corrective action or notifies responsible custodial service coordinators.
- Maintains written reports, logs and other documents as necessary.
- Performs trend analyses and monitor performance metrics.
- Performs regular inspections of facilities and surrounding areas to identify maintenance, appearance, and cleanliness issues inconsistent with standards.
- Assesses work in progress to ensure compliance with contract, safety, and appearance standards; follows up with responsible parties to resolve open issues.
- May be intermittently tasked with completing facilities maintenance assignments relevant to technical specialty during the absence of viable service contracts.
- Assists the Environmental Affairs Department in performing field observations of Airport activities with respect to potential environmental issues and notifies the Environmental Affairs Department of any observations that may have environmental impact.
MINIMUM REQUIREMENTS:
- Completion of high school curriculum or equivalent.
- Three (3) years formal training and or experience in Commercial custodial services.
- Any equivalent combination of education and /or experience may be substituted for the above.
- Possession of valid Class C driver’s license.
REQUIRED KNOWLEDGE, SKILLS AND ABILITES:
- Ability to interpret and monitor contractual service agreements regarding assigned systems and/or facilities.
- Ability to operate a personal computer and be adept in utilizing standard Microsoft office suite software.
- Ability to prepare clear, concise written reports and communicate effectively, courteously, and firmly.
- Ability to establish and maintain effective and harmonious working relationships, both within and outside the organization.
- Ability to read and understand technical diagrams and blueprints.
- Ability to communicate clearly, in written and spoken business English.
- Ability to prepare and maintain reports with accuracy.
- Ability to present and project a positive image of the Airport Board.
- Ability to perform all physical aspects of the position.
- Ability to pass a physical examination specified for this position.
DESIRABLE:
- Former quality control experience in an industrial and/or commercial setting.
- Experience with Microsoft Project software.
- Knowledge of public governmental procedures employed in the preparation and bid solicitation in awarding of service contracts.
SPECIAL REQUIREMENTS:
- This is a designated safety sensitive position as defined in DFW Airport’s Drug and Alcohol Administrative Policy and Procedure. Applicants selected for this position will be required to pass a drug test prior to employment and to submit to drug screening on a random basis during the length of their employment in the safety sensitive position.
- This is a designated Essential Employee position as defined in DFW Airport’s Categories and Classifications Administrative Policy and Procedure. An essential employee is one whose attendance is required to maintain airport operations during an emergency or inclement weather situation.
- This position requires the ability to obtain and maintain an Air Operations Area (AOA) badge.
EFFORT:
- Works in office, mechanical rooms, confined spaces, terminal buildings, outside, and on construction sites.
- Uses near and far visual acuity to read technical documents and evaluate contractor work.
- Perform mathematical calculations.
- Climbs ladders and works in physically awkward situations, bending, stooping, kneeling and squatting.
- Walks and stands for extended periods of time.
- Communicates by telephone, radio, and computer, in writing and in person.
