- Prepare written scopes of work by reviewing projects, breaking subsections out by division, and writing scopes to propose for bids.
- Minimize scope gaps and overlaps in estimated budget costs for construction by studying plans and specifications for commercial multifamily and residential construction projects, which may include retail space.
- Gather and analyze information from project plans, specifications, and other documents to determine project costs.
- Consult with project managers, architects, engineers, and subcontractors to gather information and clarify project details.
- Manage the bidding process and negotiate contracts with subcontractors.
- Maintain accurate records of cost estimates and bids.
- Continuously evaluate and improve estimating processes.
- Resolve cost differences by analyzing and collecting information related to each geographic location’s property type.
- Draft and present budgets, reports, and project plans to the team and other relevant stakeholders.
- Develop bids for construction projects.
- Navigate and understand building codes.
- Stays up to date with safety codes and improvements in construction processes and regulatory standards.
- Complete assigned tasks by deadlines and communicate any obstacles with your supervisor in advance.
- Strong analytical, interpersonal, writing, and research skills.
- Strong math skills including algebra, geometry, and basic arithmetic.
- Excellent organizational and communication skills.
- Self-motivated, resourceful, and proactive.
- Ability to work independently, effectively prioritize, and multitask under pressure.
- Understanding of the private equity business model and real estate industry.
- Experience in building and using complex financial models.
- Understanding of general accounting principles, financial statements, and budgets.

Experience
- Bachelor's degree in construction management, engineering, architecture, or related field desired.
- 5 years of experience as a project estimator in the commercial construction industry with multifamily experience strongly desired.
- Demonstrated ability to prepare detailed cost estimates for construction projects.
- Strong communication and negotiation skills.
- Familiarity with construction materials, labor costs, and industry pricing trends.
- Proficiency in Microsoft Office and estimating software.
- Ability to travel as needed.
- Successful completion of a background check and drug screen is required.
- Must be able to speak, read, and write English in a manner sufficient to carry out the duties.
- Must be legally qualified to work in the U.S., meeting I-9 guidelines.
Salary : $120,000 - $135,000
