THE COMPANY
A privately held national industrial development platform with an established Northern California presence is seeking a Senior Vice President/Vice President of Development to join its Roseville-based team.
The firm is advancing multiple industrial projects in Northern California and entering a phase where the implementation of disciplined development project management skills is critical. This role is execution-forward and highly accountable — designed for an experienced industrial developer who can personally drive projects from pre-construction through development and lease-up within an institutional capital framework.
This is not a team-management position and not a deal origination role. It is a hands-on SVP/VP-level execution mandate within a lean, high-performance environment.
THE OPPORTUNITY
This person will personally lead and manage project execution across active industrial developments, partnering closely with the Regional Partner.
Responsibilities include:
- Driving projects from late-stage pre-construction through shell construction, tenant improvements, and lease-up
- Managing contractor selection, GMP negotiations, schedules, and budgets with rigor
- Managing Build-to-Suit and multi-phase development projects
- Coordinating infrastructure-intensive components, including roadways, horizontal improvements and municipal requirements
- Integrating entitlement conditions into project execution without friction
- Supporting land acquisition due diligence efforts (evaluation and execution support, not sourcing)
- Managing and coordinating tenant improvements with tenants and capital partners, while understanding leases and counterparty obligations
- Producing and contributing to capital partner executive reporting and materials supporting investment committee processes
The position requires comfort operating in a lean structure with high visibility and direct accountability for outcomes. The role offers direct exposure to senior leadership and meaningful participation in project-level decision-making within a lean, execution-focused development environment.

This hire will:

CANDIDATE PROFILE
The ideal candidate combines industrial development project execution experience with fluency operating alongside institutional capital partners.
Required:
- Vice President or Senior Development Manager-level experience in industrial development
- California industrial development experience
- Experience operating on the GP side of projects backed by institutional LP partners
- Exposure to capital partner reporting, as well as executive and investment committee support
- Demonstrated experience delivering multiple industrial projects across the development lifecycle, from pre-construction, through development and general contractor oversight, infrastructure coordination, and institutional capital reporting and accountability. Experience negotiating and managing GMP construction contracts, as well as other common construction agreements
- Strong contractor and consultant management capability
Strongly Preferred:
- Experience with infrastructure-intensive industrial development and horizontal improvements
- Multi-phase project experience involving the concurrent construction of multiple buildings
- Build-to-suit experience.
- Familiarity operating within municipal entitlement frameworks and integrating those requirements into construction execution

ENVIRONMENT
This is a full-time, potentially hybrid role based in Roseville, with regional travel dependent on project requirements. The Northern California team operates in a tight knit, highly accountable structure with direct interaction alongside senior leadership.
