About the Role
We are seeking an experienced Construction Superintendent to lead the successful on-site execution of ground-up branded hotel projects. This role is critical in delivering hotels that meet the exacting standards of global hospitality brands such as Marriott, Hilton, Hyatt, IHG, and others.
As Superintendent, you’ll be the primary field leader managing day-to-day construction operations, subcontractors, site logistics, safety compliance, and brand-specific quality control. This role requires strong knowledge of hotel construction standards, an eye for detail, and the ability to deliver high-performance, on-schedule hotel builds alignment with brand specifications.
Core Responsibilities
- Direct and supervise all on-site construction activities from groundbreaking through final turnover.
- Coordinate and schedule subcontractors, suppliers, and inspections.
- Ensure strict adherence to hospitality brand construction standards, design specs, and timelines.
- Implement and enforce site safety, compliance, and environmental protocols.
- Review architectural and specific plans to ensure constructability and coordinate issue resolution with design teams.
- Conduct regular site meetings and communicate clearly with ownership, project managers, and brand representatives.
- Proactively monitor construction progress, analyze expenditures, and adjust workflows to ensure strict adherence to budget and identify opportunities for cost savings.
- Lead value engineering initiatives and cost reduction strategies without compromising quality or brand standards.
- Manage procurement and negotiate with subcontractors and suppliers to secure competitive pricing and ensure optimal resource allocation.
- Generate detailed financial progress reports and cost-to-complete forecasts to provide management with accurate, timely budget status.
- Ensure all final finishes, installations, and life-safety systems meet brand standards for opening certification.
Qualifications
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field.
- Minimum 5 years of experience as a Superintendent, with at least 2 ground-up hotel projects completed.
- Familiarity with hospitality brand requirements (e.g., Marriott Design Standards, Hilton PIP/Design & Construction Manual).
- Ability to read and interpret construction documents, schedules, and specifications.
- Proficiency in project management software (e.g., Procore, Bluebeam, MS Project).
- Strong communication and leadership skills.
- Willingness to travel or relocate for the duration of projects.
- Proven track record of successfully managing project budgets over $10MM and delivering projects at or under cost.
- Demonstrated financial acumen in construction, including experience with budget tracking, cost forecasting, and mitigating financial risk.
