Regional Property Manager (multi-family residential properties)
Denstock Management, a VA based property management company with a substantial portfolio of luxury apartment communities, seeks an experienced Regional Property Manager to join our growing regional team. Each of our team members is vital to the delivery of the superior service our residents expect.
The Regional Manager will oversee and support on-site staff in the day-to-day operations at our properties in Winchester, Fishersville, Crozet and Christiansburg. You will effectively manage and coordinate people, activities and available resources in order to accomplish Denstock community objectives.
Frequent travel will be required (sometimes overnight).

The Regional Manager will manage a portfolio of apartment communities in the western VA geographic area. This person will be focused on the financial performance of each community, ensuring each property is properly staffed and managed to provide an optimal return to our investors. The candidate will have a track record of training and experience overseeing multiple property managers and providing operational and financial guidance to those managers. A Denstock Regional Manager will work independently, make decisions and take charge while keeping the company’s reputation and financial interests in mind.
As a Denstock Regional Manager, you will:
- Hire, train, develop, coach, and supervise portfolio Property Managers (e.g., ensuring Fair Housing certifications are current, Grace Hill class assignments, OneSite Learning portal).
- Assist in guiding disciplinary actions, including terminations with the specific Property Managers regarding their staff.
- Evaluate the staff of each community to ensure they meet operational guidelines (e.g., review and approve timesheets, ongoing employee performance evaluation, addressing employee issues, inventory control, ensuring staff is adhering to company policies and procedures).
- Ensure all staff members provide the highest level of service to residents and visitors.
- Establish Standards of Excellence for the office team (e.g., outlining annual, quarterly, and monthly goals).
- Meet budgeted income, expense, and leasing goals for the portfolio.
- Be a champion for the operational strategy.
- Work with the leadership team to maintain and improve the value of the assets.
- Work with Regional Maintenance Manager on recommendations for ‘big picture’ capital improvements. Follow project status to completion.
- Conduct regular financial audits (e.g., spot-check expense accounts, vendors, resident referrals, etc.).
- Assist in development and review of the annual budget process for each community.
- Review the financial operations of each property monthly prior to month-end to ensure accurate reporting (e.g., OneSite pre-close reporting, reclasses, P&Ls, G/L’s, and Variance Explanations).
- Evaluate market conditions with each Property Manager to determine unit prices in accordance with the market and budgeted goals.
- Assist each Property Manager in development of an annual marketing plan and conduct marketing reviews periodically.
- Assist on-site team with resident issues (e.g., complaints, collections, evictions, etc.).
- Absorb Property Manager duties in their absence.
- Has in-depth understanding of how to manage and control the key-access systems (e.g., Remote Link, Atrium, TX3, and Stratis).
- Assist on-site team, as needed, with the development of vendor scope of work for projects.
- Review property reporting (e.g., Weekly Report, Monthly Reports, Inspection Reports, etc.).
- Conduct random property inspections to ensure the asset is maintained to the highest quality (file audits, online/digital business presence, overall property appearance, condition of vacant apartments, etc.).
QUALIFICATIONS: Must be able to work in a fast-paced and customer service-oriented environment. Must provide supervision and leadership to the on-site teams (“lead by example”). Time management and the ability to meet deadlines are essential. Must be a self-starter, innovative (contributes “out of the box” strategies), reliable and trustworthy. Strives to be a contributor to the company’s continued success and possesses a “can-do” attitude.
Education/Experience: Minimum 4 years of multi-family property management experience in multi-site property management and supervision of at least 5 employees is required.
· Certified Apartment Manager (CAM) preferred.
· Minimum High School diploma or equivalent is required. Bachelor’s degree preferred.
· Must have background in supervision and a successful track record of accomplishments.
· Minimum Computer Skills: Microsoft Office Suite and RealPage Property Management Software.
· Must have a valid driver’s license and good driving record.
· Mandatory drug test and background check are required.
