Job Title: Senior Director of Market Development

Salary: $170,000-$220,000/year bonus, based on experience

POSITION SUMMARY

ESSENTIAL DUTIES AND RESPONSIBILITIES

Business Operational Practices
· Implement standard business operational practices (time management, task planning, task management, goal / objective tracking, self-implemented organizational practices, reporting and pro-active planning)
Developing and executing a clearly defined market growth strategy
· Work in direct collaboration with VP of Strategy to develop and implement the market growth strategy, outlining specific industry sectors, targets and associated volume projections for each
· Maintaining monthly tracking of YTD acquisitions relative to annual goals
· Providing monthly pipeline and market report to the executive leadership team
Executing a clear process for business acquisition
· How to penetrate target geographic markets
· How to penetrate target industry sectors
· How to penetrate target clients
· How to penetrate target business generators
Pipeline Management
· Utilize pipeline / opportunity tracking system identifying opportunities, status and next steps
· Organized tracking system and real-time knowledge of project status and next step(s)
· Self-accountability for follow through and execution
Opportunity Generation and Execution
· Generating new opportunities for the company (people and projects)
· Maintaining an organized and targeted weekly calendar
· Moving opportunities through the sales process from inception to signed contract
· Coordinating an organized and efficient Go-No-Go process
· Developing proposals and presentations
· Closing on opportunities (signed contracts)
Internal Communications
· Provide a consistent flow of information to internal department heads (Preconstruction, Marketing, Project Management and VP of Strategy)
Managing the Client Experience
· Constant contact with client to maintain relationship
· Deliver high quality client experiences
· Coordinate interaction with Preconstruction and clients
Continual knowledge of Trends and Forecasts (“Student of the Trade”)

Working directly with the Director of Marketing to develop best-in-class content and collateral

· Be a member of appropriate organizations – NAIOP, CREW, ULI, ICSC, etc.
· Participate in industry events
Assist VP of Strategy by
· Autonomously running day-to-day Market Development operations and processes
· Bi-monthly Pipeline reporting to senior leadership and attending bi-monthly meetings
· Seeing and focusing on the big picture of market trends and implementing actions to position the company for success.
· Identifying operating inefficiencies
· Thinking strategically in regard to Customers, Competitors and markets
· Assist in formulating long-term and short-term business plans
ACCOUNTABLE FOR THESE FUNCTIONS
· Developing and executing annual market growth strategy
· Generating and closing new business opportunities – Moving opportunities from inception to signed contract
· Networking and Client relationships
· Working directly with Marketing to develop marketing and business growth collateral
QUALIFICATIONS
· 10 years of progressive business development experience within the AEC (Architecture, Engineering, Construction) industry required
· Proven track record of originating, developing, and closing new business opportunities, including negotiated projects
· Strong understanding of the commercial construction industry, including market dynamics, delivery methods, and client decision-making processes
· Experience contributing to company growth strategy
· Established relationships with developers, owners, and industry partners
EDUCATION
· Bachelor’s Degree in Business, Marketing, Communications or related field preferred
SKILLS
· Microsoft Office Suite required
· Proficiency with CRM tools (Monday.com)
· Strategic, disciplined leader
· Maintain strong local credibility and long-standing relationships within the market
· Thoughtful and logical, and have a strong ability to analyze ‘what-if’ scenarios
· Quick relationship builder with the ability to turn relationships into opportunities
