About the Position

A successful Demolition company is seeking an experienced Demolition Estimator / Project Manager to lead projects from the initial site visit and estimate through completion and closeout. This position requires a strong background in demolition estimating and project management, sound judgment, and the ability to manage multiple bids and active projects.

We are looking for a seasoned demolition professional who can assess site conditions, develop accurate scopes and pricing, build strong client relationships, and coordinate successful project execution. Direct demolition estimating and project management experience is required.

Key Responsibilities

Estimating & Preconstruction

• Review drawings, specifications, bid documents, and site conditions to establish complete demolition scopes.
• Attend job walks and pre-bid meetings to evaluate access, existing conditions, project constraints, and potential risks.
• Prepare detailed quantity takeoffs and accurate estimates for labor, equipment, trucking, disposal, subcontractors, and other project costs.
• Develop practical demolition approaches, sequencing, and production assumptions with field leadership.
• Identify scope gaps, exclusions, allowances, and conditions requiring clarification before submitting proposals.
• Obtain and evaluate vendor and subcontractor quotes.
• Prepare clear, competitive proposals and submit bids within required deadlines.
• Follow up on bids, negotiate scope and pricing, and support contract review and award.
• Maintain current cost information and use completed project results to improve future estimates.

Project Management

• Manage awarded projects from preconstruction through final completion and closeout.
• Coordinate project scope, budgets, schedules, manpower, equipment, and subcontractors with company leadership and field supervisors.
• Serve as a primary point of contact for clients, general contractors, vendors, and subcontractors.
• Conduct project handoffs so field teams understand the estimated scope, production expectations, exclusions, and schedule.
• Monitor job costs, production, and progress; address issues early to protect project performance and profitability.
• Identify and document scope changes, prepare change-order pricing, and obtain necessary approvals.
• Conduct site visits and coordinate solutions to field conditions, scheduling conflicts, and client concerns.
• Work with safety personnel and field leadership to incorporate project safety requirements into planning and execution.
• Maintain accurate project records, including correspondence, cost tracking, change orders, and closeout documentation.
• Coordinate billing information and project status with the office and accounting team.

Required Qualifications

• At least three to five years of direct demolition industry experience, including substantial hands-on experience in both estimating and project management.
• Ability to develop project specific workplans.
• Demonstrated ability to independently estimate, win, and manage demolition projects.
• Strong knowledge of demolition methods, sequencing, equipment, labor productivity, material handling, hauling, and disposal costs.
• Ability to read and interpret construction drawings, specifications, contracts, and bid requirements.
• Experience preparing detailed takeoffs, project budgets, proposals, and change orders.
• Proven ability to manage multiple bids and projects while meeting deadlines.
• Strong negotiation, communication, organization, and problem-solving skills.
• Proficiency with estimating and takeoff software, Microsoft Excel, and project documentation tools.
• Proficiency with OST, Outlook, ProCore, Autodesk, etc.
• Valid driver’s license and ability to travel to job sites throughout the service area.

Preferred Qualifications

• Seven or more years of demolition estimating and project management experience.
• Experience with both selective/interior demolition and structural/total demolition.
• Established relationships with general contractors, subcontractors, and vendors in the Arizona market.
• Experience coordinating projects involving hazardous-material surveys and licensed abatement contractors.
• OSHA 10 certification.
