Maintenance Supervisor

Department: Facilities

Reports To: Executive Director / Administrator

FLSA Status: Exempt (or Non-Exempt, depending on structure)

Position Summary

The Maintenance Supervisor is responsible for overseeing the overall maintenance, safety, and physical condition of the facility. This role ensures that the building, grounds, equipment, and systems are maintained in compliance with local, state, and federal regulations while providing a safe, comfortable, and well-maintained environment for residents, staff, and visitors.

Essential Duties and ResponsibilitiesFacility & Systems Management

· Oversee daily maintenance operations of the building, apartments, common areas, and grounds.

· Ensure proper functioning of HVAC, plumbing, electrical, fire alarm, emergency call systems, generators, elevators, and life safety systems.

· Conduct routine inspections to identify and resolve maintenance issues proactively.

· Coordinate and perform preventative maintenance programs.

Regulatory & Safety Compliance

· Ensure compliance with local, state, and federal regulations, including health department and fire safety codes.

· Maintain documentation for inspections, safety drills, and preventative maintenance logs.

· Serve as liaison during facility inspections and audits.

· Maintain OSHA compliance and safety standards.

Staff Supervision & Vendor Coordination

· Supervise maintenance staff (if applicable), including scheduling, training, and performance management.

· Coordinate with outside contractors and vendors for specialized repairs and services.

· Obtain bids and manage service contracts as needed.

· Monitor work quality and ensure timely completion of projects.

Work Order Management

· Respond promptly to maintenance requests from residents and staff.

· Prioritize and assign work orders efficiently.

· Ensure resident satisfaction through timely and respectful service.

Emergency Response

· Participate in on-call rotation for after-hours emergencies.

· Respond to urgent facility issues such as power outages, water leaks, and equipment failures.

· Support emergency preparedness planning and drills.

Budget & Inventory Management

· Assist in developing and managing the maintenance department budget.

· Monitor expenses and control costs.

· Maintain inventory of tools, equipment, and supplies.

· Order materials as necessary.

QualificationsEducation & Experience

· High school diploma or GED required.

· Technical training or certification in HVAC, electrical, plumbing, or related field preferred.

· Minimum 3–5 years of maintenance experience; supervisory experience preferred.

· Experience in healthcare, assisted living, long-term care, or hospitality settings strongly preferred.

Skills & Competencies

· Strong knowledge of building systems and preventative maintenance programs.

· Working knowledge of life safety systems and regulatory compliance.

· Ability to read blueprints, manuals, and technical documents.

· Strong leadership and team management skills.

· Excellent problem-solving and organizational abilities.

· Strong communication and customer service skills.

· Basic computer proficiency (email, work order systems, spreadsheets).

Physical Requirements

· Ability to lift up to 50 pounds.

· Frequent standing, walking, bending, and climbing.

· Ability to work indoors and outdoors in varying weather conditions.

· Ability to respond to emergencies during off hours.

Work Environment

Independent residential setting. Exposure to mechanical rooms, maintenance equipment, and occasional outdoor conditions.

Pay: $65,000.00 per year
