POSITION PURPOSE
Responsible for maintenance of all credit union facilities. Recommends action for repair, remodeling, and/or construction needs. Performs a variety of technical tasks related to maintenance and project management.
This position will be formally re-evaluated six months from the date of hire to assess its ongoing necessity and alignment with organizational needs.
Requirements
ESSENTIAL FUNCTIONS AND BASIC DUTIES
Executes facilities department policies, procedures, and planning.
- Conducts regular and thorough building reviews to assess problems/needs and to ensure all areas portray a desired polished image.
- Supports facility improvement projects using either in-house or subcontracted resources.
- Performs routine maintenance for all facilities according to preventative maintenance schedule.
- Recommends and/or institutes changes to reduce costs where needed.
- Assists in projecting budget for maintenance operations and capital outlays.
- Serves as liaison for any facility issues.
- Complies with all Credit Union policies and procedures including those related to Bank Secrecy Act regulations.
Supports the effective operation of Credit Union facilities.
- Completes assigned tasks related to construction and remodeling of facilities, including minor construction and repair that may not be handled by subcontractors.
- Works with architects, contractors, suppliers, and other vendors to complete project tasks according to project plan.
- Conducts effective preventative maintenance and regular maintenance programs, visiting branches on a regular basis as determined by ticket requests and the Facilities Manager.
- Performs maintenance, repairs, and alterations of buildings, grounds, and equipment. Ensures that related mechanical equipment operates properly. Provides miscellaneous "hands on" service as needed, including painting, drywall repair, minor emergency plumbing repair, and occasional janitorial services in credit union facilities.
- Ensures that facilities are clean, and branches adhere to the credit union’s cleanliness standards.
- Works a flexible schedule as needed during completion of facilities projects, including occasional weekends and nights.
PERFORMANCE MEASUREMENTS
- Credit Union facilities are clean, well maintained, and in good repair. Facilities meet Credit Union needs and are improved or remodeled as needed.
- Repair and Maintenance operations are conducted in accordance with established policies and procedures and within Service Level Agreement timeframes. Related documentation is complete and timely.
- Effective working relations and coordination exist with branch and department personnel. Support and assistance are provided as requested.
- Management is appropriately informed of repair and maintenance activities.
Completes Facilities Department repair tickets in a timely manner.
- Completes facilities tickets submitted by credit union employees in a timely manner, as defined by the departmental service level agreement (SLA)
- Travels between credit union branches and facilities on a regular basis to complete tickets and assist with facilities projects.
- Ensures that tickets are properly updated with details of all repairs performed, including regular status updates for any items unable to be completed in one day.
Assumes responsibility for establishing and maintaining effective communication and coordination with Credit Union personnel and with management.
- Assists and supports branches and departments as needed.
- Keeps the Facilities Manager and Chief Information Officer informed of any significant problems.
- Completes required reports, records, and other documentation as required.
- Attends and participates in meetings and committees as required.
Assumes responsibility for related duties as required or assigned.
- Completes special projects as required.
- Ensures that work area and facilities vehicles are clean, secure, and well maintained.
- Attends assigned training sessions.
QUALIFICATIONS
EDUCATION/CERTIFICATION: or equivalent experience
- Driver’s license
REQUIRED KNOWLEDGE: Thorough understanding of purchasing policies and procedures
- Familiarity with sources of vendors and suppliers
- Understanding of building maintenance, repairs, and construction procedures
- Complete knowledge of trends, engineering, inspection, environmental compliance, environmental and safety regulations, equipment and tool operation, building fire and safety codes, and applicable Federal, State, and Local laws, rules, and regulations
- Knowledge of ADA and OSHA regulations
EXPERIENCE REQUIRED:
- At least one to three years of related experience in facility management or service industry.
SKILLS/ABILITIES:
- Must be bondable
- Intermediate mathematical skills
- Well organized and able to handle complex scheduling functions
- Ability to analyze, diagnose, and resolve problems
- Solid communication and negotiation abilities
- Able to skillfully operate PC, calculator, and all related machinery
