Position Summary
The Maintenance Supervisor oversees daily maintenance operations at one or more apartment communities, ensuring timely completion of repairs, preventative maintenance, and safety compliance. This role supervises maintenance staff, coordinates with community management, and ensures the property’s upkeep supports resident satisfaction.
Essential Duties and Responsibilities

Supervise, schedule, and support maintenance staff and porters

Coordinate maintenance requests, work orders, and preventive maintenance programs

Conduct routine property inspections to identify maintenance and safety issues

Train, coach, and evaluate maintenance technicians and porters

Collaborate with community managers and leasing teams to prioritize maintenance tasks

Manage vendor relationships and oversee contracted services
-
Maintain maintenance records, logs, and inventory controls
-
Elect to participate in the voluntary Opt-In Emergency Call Assistance Program

Ensure compliance with safety regulations, building codes, and company policies

Respond promptly to emergency maintenance requests

Assist in budgeting and cost management for maintenance operations
Non-Essential Duties

Assist with resident communications regarding maintenance concerns

Participating in special property improvement projects
Support company safety and training initiatives

Required Qualifications
-
High school diploma or equivalent required
-
2 years of maintenance experience in residential property management or related field

Supervisory or leadership experience preferred

Knowledge of HVAC, plumbing, electrical, and general maintenance systems

Strong troubleshooting and problem-solving skills

Ability to prioritize tasks and manage time effectively

Proficient with maintenance management software and Microsoft Office

Valid driver’s license and reliable transportation

Ability to work flexible hours including weekends

Ability to communicate effectively with team members
Preferred Qualifications

Certification or training in HVAC, electrical, plumbing, or related trades

OSHA safety certification
Work Environment and Physical Requirements

Works indoors and outdoors, sometimes in varying weather conditions

Frequently climbs ladders, works in confined spaces, and handles tools and equipment

Regularly lifts or moves objects up to 50 pounds

Uses personal protective equipment as required

May drive between multiple community locations
