What are the responsibilities and job description for the Senior Designer (Luxury Home Staging & FF&E) position at Decorus Home Staging?
Role: Senior Designer (Luxury Home Staging & FF&E)
About Decorus Home Staging:
Decorus Home Staging is a leading luxury staging and design firm serving high-end builders, developers, and top-producing real estate agents across Seattle and the Eastside. We transform extraordinary homes into powerful marketing assets that elevate brand positioning, inspire buyer desire, and accelerate successful sales.
We are known for our curated design approach, distinctive reserve inventory, and in-house art studio where we custom-stretch, frame, and scale art to each home. Our work is not about filling space — it is about storytelling, brand alignment, and market strategy through design.
At Decorus, excellence is our standard. We move fast, think critically, collaborate deeply, and deliver at a level that sets us apart in the luxury market.
About the Senior Designer Role
This is not a training role.
We are looking for a high-level Senior Designer who can step in immediately, take ownership of projects, and execute at a premium level from day one — from design concept through final install.
You are not learning design here — you already know design and staging execution.
You’ve worked in luxury staging, interior design, or FF&E, and you understand how to:
Walk a home and instantly read architecture target buyer
Build a design plan aligned to that vision
Execute that vision through sourcing, pulling, and install
Lead a staging team onsite and deliver a finished, photo-ready home
You are both creative and operationally disciplined — meaning you don’t just design beautifully, you execute through systems, timelines, and team coordination.
In This Role, You Will:
1. Design Ownership (Concept → Execution)
Conduct pre staging walkthroughs as identified and assess architecture, style, and target buyer
Build a clear, elevated staging plan for each assigned project
Confirm project scope in alignment with contract and required rooms, coordinating closely with the Design Operations Manager during handoff
Select all furniture and inventory in Stageforce within 72 hours of assignment
Identify sourcing needs early to maintain install timelines
Ensure every home reflects Decorus’ signature level of quality and intention
2. Staging Execution & Project Leadership (This is Critical)
You are the lead on every assigned stage and own the project fully.
Pre-Stage:
Complete furniture décor selections (art, rugs, lighting, greenery, accessories)
Prepare staging plan and move project to “ready for pull” status
Label, organize, and prepare all staging items for logistics
Ensure all items are accounted for and staged correctly in warehouse workflow
Coordinate with logistics to ensure efficient pulls and load-outs
Onsite Execution:
Act as point of contact onsite representing Decorus
Open and secure property, manage keys, and lead the day
Direct logistics team on furniture placement and layout
Execute full stage including:
Artwork installation
Bedding styling
Lighting accessory placement
Final detailing and styling layers
Problem-solve in real time and maintain install timelines
Ensure all rooms are fully completed — no misses
Final Delivery:
Conduct final walkthrough before leaving site
Ensure home is clean, polished, and photo-ready
Capture staging photos social media content
Report any damages immediately and ensure proper close-out of property
3. Team Collaboration & Communication
Work closely with logistics team for seamless installs
Communicate clearly in Slack, Stageforce, and internal systems
Participate in team alignment and check-ins
Support staging assistants and delegate when appropriate
Uphold a strong “all hands on deck” team mentality
4. Warehouse & Inventory Responsibility
Maintain organization of staging materials and equipment
Assist with inventory tracking, low stock identification, and restocking needs
Support artwork sourcing and in-house art coordination
Maintain warehouse standards
Contribute to keeping operations clean, efficient, and scalable
Requirements
1. Proven Design Staging Experience (Non-Negotiable)
Prior experience in home staging, interior design, or FF&E
Ability to both design and physically execute a stage
Strong understanding of layout, scale, and buyer psychology
Portfolio demonstrating elevated, market-ready work
2. Detail-Oriented Process-Driven
You follow systems — you don’t freelance your own way
Strong organization, labeling, and documentation habits
Ability to manage multiple moving parts without dropping details
3. Leadership & Work Style
Ownership mindset — you run your projects start to finish
Comfortable leading onsite installs and directing a team
Fast-paced, adaptable, and solutions-oriented
Strong communicator across teams
Basic Qualifications
Valid driver’s license with a clean driving record
Authorized to work in the United States
Comfortable driving company vehicles (cargo vans) to and from project sites

First-Time-Right Installs: Projects are completed with precision the first time — no missed items, no confusion, and minimal to no go-backs or reworks.
On-Time, Organized Delivery: You execute efficiently from warehouse pulls to install, hitting timelines, staying within sourcing expectations, and keeping projects fully prepared at every stage.
