Job Summary:
Accountable for overseeing the operations and financials of residential and commercial properties that exceed company goals and deliver exceptional customer service.
Responsibilities:
Financial
- Accountable for meeting property financial budget results of the property to maintain revenue increase and expense control, providing detailed variance explanation reports on a routine basis.
- Responsible for routinely producing timely reports as required to identify how expenses are affecting budget.
- Maintain accurate records of all operational transactions as it pertains to property.
- Oversee the leasing process to include marketing vacant units, conducting tours of facility, explaining occupancy terms, collecting rent, handling delinquencies, and initiating legal proceedings as necessary in accordance with local and state laws.
- Manage purchasing activities to ensure expense procedures are properly followed and that all purchases are necessary.
- Partner with leadership team to make strategic property decisions that results in ongoing occupancy and ensuring alignment with the rental market.
Property Relations
- Responsible for the design, schedule, and coordination of daily and ongoing property upkeep needs such as, but not limited to repairs, remodeling, provisions, and construction.
- Routinely monitor property conditions to ensure each is maintaining a clean, safe and compliance adherence environment at all times.
- Accountable for serving as the main point of contact for tenants, contractors, and any other customer to ensure all needs, inquiries and concerns are timely and effectively addressed.
- Manage details of move-out and move-in activities to ensure particular conditions are satisfactorily addressed and executed.
- Adheres to compliance of all applicable laws and regulations.
- Performs other related duties as assigned.
Qualifications:
Education / Experience
- Bachelor’s Degree in related field such as Business Administration, Accounting, Real Estate, or related field with a minimum of three (3) years working in the property management field, or equivalent combination of education and experience, required.
- Managing multiple properties and tasks simultaneously, required.
- Competent with property door access software (ButterflyMX, Virtual Keypad, Alarm.com), preferred.
Knowledge / Skills / Ability
- Proficient with Microsoft Office Suite, required.
- Talented in using property management software, required, RealPage platform, preferred.
- Familiar with property marketing platforms such as Apartments.com and Zillow.com, preferred.
- Understanding of laws, guidelines, and best practices of property management, required.
- Excellent verbal, written and interpersonal communication style that delivers quality customer service.
- Strong leadership and supervisory skills foster successful training and development.
Training/Certification/Licenses
- Real Estate License, required.
- Certification(s) such as ARM, CAM, MPM or RMP, preferred.
Physical / Environment:
- Continuously communicating with others to exchange information requires ability to speak, hear and see.
- Often remaining in a stationary position, often standing, or sitting for prolonged periods.
- Occasionally moving self in different positions to accomplish tasks in various environments, including tight and confined spaces.
- May move object(s) up to 25 pounds.
- Exposed to outdoor low and high temperatures as well as other elements such as precipitation and wind.
Job Type: Full-time
Pay: $60,000.00 - $75,000.00 per year
