JOB SUMMARY:

Performs a variety of maintenance tasks under general direction of the Maintenance Supervisor.


ESSENTIAL JOB FUNCTIONS OF THE POSITION INCLUDE, BUT ARE NOT LIMITED TO THE FOLLOWING:  

1. Responds to service requests from residents in a timely manner; adheres to all safety rules and requirements; performs duties within time standards set by union/management committee.  

2. Performs repairs to building fixtures, removes broken glass and replaces it with new panes, repairs doors and windows, etc.; performs electrical, plumbing, carpentry and other repairs as necessary; paint, caulk and otherwise repair walls; maintains grounds and parking areas; repairs roofs, cleans and moves appliances. 

3. Performs repairs on occupied units as well as preparing vacant units for occupancy; cleans and maintains common areas; assists in inventory control. 

4. Trouble shoots repairs and maintains furnaces, air conditioning units, appliances and various types of tools and equipment. 

5. Keeps an inventory of repair supplies and materials and records use on work order. Completes paperwork necessary to accurate tracking of work orders, emergency orders, etc., in a timely manner. 

6. Attends training, meetings and other instructional situations as required. 

7. Regular and in person attendance. 

8. Must be available for rotation for emergency calls after normal business hours. May serve as lead worker for temporary employees. 

9. Trash vacant units within 24 hours of tenant vacating the unit. 

SUPERVISORY RESPONSIBILITIES:  

None. 

WORK ENVIRONMENT:  

While performing the duties of this job, the employee is occasionally exposed to moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; and vibration. The noise level in the work environment is usually moderate. 

QUALIFICATIONS AND REQUIREMENTS: 

1. High school diploma or general education degree (GED) and one to three years related experience and/or training. 

2. Ability to read and comprehend simple instructions, short correspondence, and memos; write simple explanation of work on the work order; effectively present information in one-on-one and small group situations to residents and other employees of the organization. 

3. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.  

4. Ability to apply common sense understanding to carry out detailed but uninvolved written or oral Instructions; deal with problems involving a few concrete variables in standardized situations. 

5. Valid Ohio drivers license and insurable for driving the agency’s vehicles.  

6. Must be bondable. 

7. Regular and in person attendance. 

8. Able to meet the following physical requirements with or without reasonable accommodation: 

a. Walk, climb, sit, and stand; 

b. Use hands and arms to manipulate, handle, feel, and control items or equipment; 

c. Reach with hands and arms; 

d. Talk, hear, taste and smell; 

e. Occasionally lift and/or move up to 100 pounds; 

f. Specific vision abilities include close vision, distant vision, peripheral vision, depth perception and ability to
adjust focus.
