Summary Description:
This position works closely with the Director to provide consistency in day to day operations throughout their portfolio. The Area Manager will have some direct property oversight in addition to assisting and directing Property Managers in their portfolios.
Essential Duties and Responsibilities:
- Ensures a positive living environment for community residents through prompt conflict resolutions and consistent follow-ups
- Promotes a positive, team-oriented environment while maintaining company standards
- Walks properties to ensure everything is up to standard and ready for occupancy
- Walks construction for turnover from construction, in combination with the Community Managers
- Oversees due diligence for the sale of the property
- Enforces safety policies and procedures
- Maintains effective on-site staff through interviewing, hiring, coaching, and disciplinary action as necessary
- Ensures assigned properties are well run and that Property Managers and staff are constantly striving to improve their property’s operations, curb appeal, revenue, and NOI (Net Operating Income)
- Works with leasing staff to ensure that leasing/marketing goals are being exceeded
- Ensures the smooth running of each community in partnership with the Area Property Manager
- Manages and maintains all aspects of overall community finances in collaboration with the Community Manager
- Ultimately responsible for all opening dues and conducts quality control inspections
- Understands economic occupancy as compared to the vacancy rate on each property and how delinquent rent payments will significantly cut into economic occupancy
- Uses sound financial knowledge to successfully lease up every community
- Understands key financial terminology
- Uses financial reports to determine and act upon needs - Loss to Lease, Controllable Expenses, Breakeven Occupancy Percentage
- Understands how to use metrics to drive results
- Equipped to recommend and implement operational and financial improvements and they will gain insights into deciphering property performance
Experience:
- Five years of management experience required
- Extreme knowledge in Yardi
- Experience in Knock
Education:
- High School Diploma or GED required
- Bachelor’s Degree in related field preferred
- CAM/CAPS

- Strong customer service orientation, excellent interpersonal skills, and ability to maintain a calm demeanor
- Ability to establish collaborative working relationships with individuals of varying seniority and teams both inside and outside the organization
- Self-motivated and effective team leader
- Able and willing to travel as needed

- General knowledge of Microsoft Office, including PowerPoint, Word and Excel
Physical Abilities
- Ability to lift files, records, and computer paper (approx. 5-10lbs)
Working Conditions
- Ability to operate a computer, phone system and general office equipment
- Must have a valid driver’s license and daily transportation for marketing and visiting properties
- Will drive a golf cart
- Work indoors approximately 70% of the time
- Ability to travel as needed, albeit minimal
