Position Summary
We are seeking a detail‑oriented, service‑driven Property Manager to oversee a growing portfolio of residential properties. This role requires strong organizational skills, excellent communication, and a solid understanding of Florida landlord‑tenant laws. The Property Manager will coordinate leasing, maintenance, tenant relations, and owner communications while ensuring the portfolio operates efficiently, compliantly, and profitably.
Key Responsibilities
Property Operations & Oversight
- Manage day‑to‑day operations for a portfolio of single‑family and multifamily properties.
- Conduct property inspections, move‑ins, move‑outs, and annual reviews.
- Ensure compliance with Florida statutes, fair housing regulations, and company policies.
- Maintain accurate records, reports, and documentation within property management software (AppFolio preferred).
Tenant Relations & Leasing
- Serve as the primary point of contact for tenant inquiries, concerns, and service requests.
- Coordinate leasing activities including showings, application processing, lease preparation, and renewals.
- Enforce lease terms, issue notices, and manage delinquency processes in accordance with Florida law.
- Support marketing efforts to minimize vacancy and maintain strong occupancy.
Maintenance & Vendor Coordination
- Receive, prioritize, and dispatch maintenance requests to approved vendors.
- Oversee vendor performance, scheduling, and follow‑up to ensure timely and quality work.
- Manage property readiness between tenants, including cleaning, repairs, and turnover tasks.
- Monitor property conditions and recommend preventative maintenance.
Financial & Administrative Management
- Assist with rent collection and late notices.
- Review and approve vendor invoices, repair estimates, and property expenses.
- Prepare monthly reports and updates for property owners.
- Support budgeting, forecasting, and financial planning for the portfolio.
Owner Relations
- Maintain professional, proactive communication with property owners.
- Provide updates on leasing, maintenance, financial performance, and compliance matters.
- Build trust through transparency, responsiveness, and consistent follow‑through.
Qualifications
- Experience in property management, real estate, or related operations.
- Strong knowledge of Florida landlord‑tenant laws and fair housing regulations.
- Excellent communication, customer service, and conflict‑resolution skills.
- Proficiency with property management software (AppFolio preferred) and Microsoft Office.
- Florida Real Estate License preferred (or willingness to obtain).
- Ability to manage multiple priorities in a fast‑paced environment.
- Reliable transportation for property visits and inspections.
