Position Purpose
The Building Automation Technician IV displays expert skills and knowledge in the installation, maintenance and repair of mechanical and electronic systems. Performs regular testing, maintenance, and troubleshooting of building controls systems and demonstrates advanced skills in specialty systems such as Aircuity, laboratory, and greenhouse controls.

The Building Automation Technician IV is an advanced level position for this trade and works independently or under general supervision. The Building Automation Technician IV demonstrates an expert level of skill and proficiency in the execution of duties related to building automation at Dartmouth College.

Required Qualifications - Skills, Knowledge And Abilities
  • Minimum of eight years of relevant experience with Johnson, Honeywell and Niagara control systems.
  • Must have a valid driver’s license and be qualified under the terms of the Dartmouth College Driver Safety and Motor Vehicle Policy.
  • Strong understanding of Johnson, Honeywell and Niagara control systems.
  • Strong understanding of and ability to troubleshoot pneumatic control systems.
  • Must have completed some control vendor specialized classes.
  • Computer skills including basic word processing, email, spreadsheets, smartphones or tablets.
  • Ability to document and record issues and procedures.
  • Ability to read and understand building plans.
  • Able to use College data sources to access building plans and O&M manuals.
  • Ability to use laptop, smartphone, tablet, computer and other electronic devices to work on control systems.
  • Ability to use all required tools including all hand and power tools, plus electric multi-meter, light meter, temperature/humidity meter.
  • Ability to follow oral and written instructions and work independently under no or minimal supervision, exercising sound judgment and applying strong problem-solving skills.
  • Strong customer service skills and good communications skills; ability to communicate work to be performed with college employees and building occupants.
  • Ability to perform demanding physical activity, work at heights and perform tasks requiring manual dexterity under physically difficult and/or strenuous conditions.
  • Willingness to work overtime when required.


Must have successfully completed the following training prior to performing work to which the training relates:

  • Safety ( EHS training)
  • Laboratory safety/Hazardous Waste Mgmt. training
  • Asbestos Awareness Training
  • Bloodborne Pathogen Training for Non-Research Employees
  • Confined space training
  • Lock out/tag out
  • Fall Protection
  • Electrical Safe work Practices

Key Accountabilities

Description
Responsibilities
  • Works on primary control systems, Johnson Controls, Honeywell and Niagara.
  • Maintains integration contact with specialty controls such as laboratory controls, greenhouse controls, Aircuity, Energy Management System, etc.
  • Performs regular testing and maintenance of mechanical systems including assessment and troubleshooting.
  • Verifies equipment is receiving the appropriate control signals.
  • Plans working details and follow schematics, control sequences and wiring diagrams on all equipment and systems.
  • Determines work methods to accomplish assignments such as repairs and/or replacements.
  • Performs according to manufacturer’s specifications, FOM guidelines, trade practices, shop drawings, schematics and control sequences.
  • Performs diagnostic tests on digital systems for campus Central Environmental Control ( CEC ) system and replace electronic parts as necessary.
  • Maintains systems, components and equipment as determined from work orders, calls from dispatch, or other specific assignments.
  • Maintains systems, components and equipment as determined from seasonal work orders working with other shops.
  • Inspects control and safety systems to verify system compliance with plans and specifications.
  • Adjusts system controls to maintain proper conditions on campus.
  • Maintains record of system installations, repairs, calibrations and tests.
  • Performs in-house upgrades such as controllers, actuators, thermostats, sensors, etc.
  • Restarts systems after major system failures on campus and building levels.
  • Demonstrates knowledge of Phoenix, Aircuity and other control systems.
  • Works with IT Services and Campus Services Troubleshooters ( CSTS ) to maintain wiring infrastructure.
  • Works closely with the FOM Building Automation System Engineer to implement new sequences and repairs.
  • Participates in building commissioning and recommissioning processes.
  • Demonstrates solid understanding of HVAC equipment and systems operation.
  • Demonstrates solid understanding of HVAC components such as fans, pumps, humidifiers, heat exchangers, heat recovery, terminal units, refrigeration, etc.
  • Troubleshoots and repairs hot/cold calls.
  • Repairs/replaces valves/actuators/controllers.
  • Troubleshoots and assists with repairs of heating/cooling components (i.e. pump).
  • Demonstrates solid understanding of steam systems.
  • Demonstrates solid understanding of energy conserving systems, working with the FOM Building Automation Systems Engineer.
  • Assists vendors with installs, modifications and repairs.
  • Continues further training classes with proprietary vendors.

  • Mentors BAS Technicians I, II and III . Instructs junior technicians by explaining the procedures being performed and the reasoning behind those actions. When qualified, allows the technician to perform the work under supervision.

  • Work requires bending, keeling, standing, climbing, and working in stretched, cramped or awkward positions.

  • Work is performed: indoors; outdoors; in harsh weather; in areas that are dirty, or smoky and where fumes are present, in underground manholes.
  • Is exposed to cuts and bruises and more serious injuries working on ladders, scaffolds, etc.
  • Work involves wearing special or protective clothing such as aprons or overalls; gloves; goggles; and ear plugs.
