Locally operated and family owned, DARCO, Inc. is offering an On-Site Property Manager position at our Royal Anne Apartments, located right on Queen Anne Ave North, and just a few blocks away from the infamous Kerry Park.
The Royal Anne Apartments On-Site Property Manager will be responsible for resident satisfaction and service, along with leasing units which include marketing, showing, and negotiating lease terms. This position will also be responsible for routine building cleanup and basic maintenance. This individual will be the “face” of Royal Anne Apartments and a representative of DARCO, Inc, helping residents with day-to-day requests and notifying management when additional assistance is needed.
Responsibilities
· Provide positive, welcoming service to prospective and current residents.
· Serve as a liaison between residents and management.
· Manage move-in/move-out process.
· Advertise and market unit vacancies.
· Conduct unit showings for prospective residents.
· Negotiate leases, send and countersign leases under supervision of DARCO’s Area Manager.
· Perform daily property walk-throughs to check for an address maintenance and custodial issues.
· Maintain cleanliness and order throughout the entire building. This includes routine vacuuming, sweeping, dusting, and disinfecting all common areas on a weekly basis, or more often, as needed.
· Coordinate and communicate with building vendors as assigned, or as needed.
· Be vigilant in maintaining building security by reviewing security camera footage and reporting to proper authorities as necessary.
· Complete basic maintenance tasks as deemed appropriate and necessary.
· Complete required screening paperwork.
· Make independent decisions for the building within bounds of responsibility as deemed acceptable by management.
· Collect rent checks and make bank deposits at the company’s bank.
Preferred Qualifications
· Some knowledge or experience in property management.
· Some knowledge or experience with AppFolio.
· Some familiarity with Seattle Rental Housing Regulations.
· Ability to build rapport with residents.
· Ability to multi-task and prioritize.
· Excellent written and verbal communication skills.
· Personable and comfortable with “selling” apartment units to prospective residents.
· Ability to live on-site in an apartment unit.
· High School Education
· Proficient with Microsoft Office Suite (Word, Excel)
Compensation
· Percentage of the building rent and parking income collected. Rent is then deducted from this figure for the manager’s apartment. *Important* AT THIS TIME, this building is under-rented, so the manager would be "breaking even," meaning free rent. However, we have units becoming available, which means more opportunity to increase income at the building overall. In the meantime, the manager can make income by working in units during turnovers and work orders at an hourly rate of $18.69.

· Additional hourly pay for any work orders AND turnovers performed.

Work Schedule
· Must be available for emergencies 24/7.
· Must have a flexible schedule to accommodate periods of high leasing volume and resident turnover, to ensure coverage at the building whenever residents have questions or prospective residents request a tour. Workload varies by demand.
