Maintenance Technician

Position Summary

The Maintenance Technician is responsible for performing day-to-day maintenance, repairs, and general upkeep of multi-tenant commercial office buildings across a portfolio of properties. This position works closely with Property Managers, Building Superintendents, vendors, and other maintenance staff to ensure properties are safe, well-maintained, and operating efficiently.

The ideal candidate is hands-on, dependable, responsive, and capable of working independently while providing a high level of service to our tenants.

Essential Job Functions

• Perform day-to-day maintenance and repairs at multiple commercial office buildings within an assigned portfolio.
• Respond promptly and professionally to tenant service requests and work orders.
• Utilize the company's property management/work order software to review, respond to, update, and close tenant service requests in a timely manner.
• Perform general maintenance and repairs involving plumbing, electrical, carpentry, doors, locks, hardware, fixtures, and other building components.
• Assist with the operation, inspection, troubleshooting, and general maintenance of building HVAC systems, including rooftop units and central HVAC systems.
• Assist with and develop working knowledge of Building/Energy Management Systems.
• Identify building maintenance issues and communicate necessary repairs or concerns to the Building Superintendent and/or Property Manager.
• Perform routine inspections of building common areas, mechanical spaces, exterior areas, and other property components.
• Assist vendors and contractors while working on-site and provide access to building and mechanical areas as needed.
• Maintain clean, safe, and organized mechanical rooms, maintenance areas, workshops, and storage rooms.
• Assist with preventative maintenance programs and scheduled building maintenance.
• Complete assigned tasks efficiently and within established timeframes.
• Travel between multiple building locations throughout the workday as required.
• Establish and maintain positive, professional relationships with tenants, vendors, Property Managers, and other staff.
• Respond to emergency maintenance situations as needed, including after-hours emergencies.
• Perform additional building maintenance duties and special projects as assigned.

Position Requirements

• Minimum 3–5 years of commercial building maintenance experience preferred.
• Working knowledge of commercial HVAC, plumbing, electrical, and general building systems.
• Strong mechanical and troubleshooting skills.
• Valid New York State Driver's License and reliable transportation.
• Ability to use a personal vehicle to travel between multiple properties during the workday.
• Ability to work independently and as part of a maintenance/property management team.
• Self-starter with strong organizational and time-management skills.
• Ability to prioritize and manage multiple work orders and maintenance responsibilities.
• Strong customer service and communication skills.
• Ability and willingness to learn new building systems, equipment, and maintenance procedures.
• Basic computer and mobile device skills, including the ability to use work order/property management software.

Physical Requirements

• Ability to stand and walk for extended periods throughout the workday.
• Ability to frequently bend, climb, kneel, reach, and work in mechanical and maintenance areas.
• Ability to safely lift and carry 50 pounds.
• Ability to use ladders and perform work at various heights when required.
• Ability to work indoors and outdoors in varying weather conditions.

Schedule & Emergency Response

This is a full-time position. The Maintenance Technician must be available to assist with building emergencies and after-hours maintenance situations as required. Flexibility may be necessary for scheduled maintenance, tenant needs, and emergency conditions outside of normal business hours.
