JOB DESCRIPTION – Property Maintenance Technician
Dalkey Management is seeking a reliable, hardworking, and motivated Maintenance Technician to join our Pawtucket, RI, portfolio.

Job Responsibilities:
- Complete resident work orders in a timely, professional, and respectful manner.
- Assist with apartment turns, including repairs, painting, cleaning, and preparing units for new residents.
- Perform general maintenance repairs, including light plumbing, electrical, carpentry, appliance troubleshooting, drywall repairs, and painting.
- Assist with HVAC related maintenance and troubleshooting as needed.
- Maintain the cleanliness, appearance, and safety of property grounds, common areas, amenities, building interiors, and building exteriors.
- Perform grounds maintenance duties, including trash removal, snow removal, leaf removal, weed removal, watering plants, and general curb appeal upkeep.
- Assist with janitorial duties as needed, including cleaning amenities, common areas, hallways, exterior areas, and vacant units.
- Respond to maintenance emergencies promptly and professionally.
- Help identify and resolve safety concerns for residents, staff, and visitors.
- Maintain maintenance tools, equipment, supplies, and work areas in an organized and responsible manner.
- Assist with vendor access, vendor coordination, and vendor work oversight when assigned.
- Provide excellent customer service to residents and treat all residents with respect, patience, and care.
- Maintain consistent attendance and punctuality to ensure daily property operations are completed successfully.
- Complete additional maintenance related tasks as assigned.
Minimum qualifications:
- Previous property maintenance experience preferred, but not required.
- Experience with light plumbing, electrical, carpentry, painting, and general repairs preferred.
- HVAC experience preferred, but not required.
- Ability and willingness to complete cleaning, janitorial, groundskeeping, and apartment turn responsibilities.
- Strong work ethic and ability to stay self motivated throughout the day.
- Honest, dependable, responsible, and professional.
- Good communication skills and ability to interact respectfully with residents, coworkers, vendors, and management.
- Ability to work in various weather conditions, including heat, cold, rain, and snow.
- Ability to lift and move heavy objects as needed.
- Ability to use basic technology, including a cellphone, email, and property management software.
- Valid driver’s license and reliable transportation required.
- Must be able to participate in a rotating emergency on call schedule, including after hours, weekends, and holidays.
