ABOUT US:
Dair Development is a full-service real estate development, asset management, and advisory company. Currently, we are involved in the development and construction of over 2 million square feet and 1,500 residential unit across the united states.
OPPORTUNITY:
Dair Development is seeking a project manager with a construction/architecture/engineering background to assist in all technical disciplines of our construction/development projects from start to finish. You will schedule, plan, forecast, and manage all activities to assure project accuracy and quality from conception to completion. This role will work on a mix of projects where Dair serves as the developer or construction advisor.
RESPONSIBILITIES INCLUDE:
- Serve as primary point of contact on construction advisory projects on behalf of debt and equity investors
- Produce monthly project status reports to Ownership or Lenders and direct daily client communication
- Conduct periodic site visits to monitor construction, review contractors' requisitions for payment and recommend the release of construction funds
- Construction management and administration (managing RFI’s, Submittals, Shop Drawings, Change Orders, etc.)
- Oversee the construction administration of the project architects, engineers, contractors, subcontractors, and tenants. Keep and maintain detailed records of construction administration duties.
- Review of drawings and design details for completeness and best practices.
- Review and assess construction design schedules and agreements
- Review, process and manage monthly contracts requisitions, payment applications, change orders and other contractual management requirements.
- Responsible for purchase orders, budget adherence, and all project-related costs
- Negotiate contracts with external vendors to reach profitable agreements.
- Create, maintain and coordinate project schedules.
- Manage single or multiple projects at various stages of development.
- Coordinate, manage and negotiate with different municipalities all permits requirements and jurisdictional approvals. Observe general compliance of as-built conditions with the contract drawings and specifications.
- Review construction schedules, trade payment breakdowns, job cost reports, and payment requisitions.
- Establish and communicate deadlines for project completion.
BASIC QUALIFICATIONS:
- Bachelor's degree in Architecture, Engineering, or Construction Management
- 5-7 years of experience in construction administration, architecture, engineering, construction management or similar experience.
- Detail oriented, strong aptitude in computer skills, communication skills and grammatical skills
- Knowledge of the local permitting process and construction delivery methods and Agreements.
- Familiarity with construction best practices, general building codes.
- Proficiency in Word, Excel, and Outlook and MS Project
- Must be fluent in English (Required)

- Excellent written and verbal communication skills.
- This role will required to be either onsite or in office (Midtown, NYC)
Salary 125K - 150K bonus, 401K, medical, etc.
Salary : $125,000 - $150,000
