Role Description
- The APM will play a critical role in helping Dair Development complete multiple office-to-residential conversion projects in NYC. This position bridges development management and construction coordination, requiring a self-starter who is equally comfortable with budget review, reviewing design documents, and walking a construction site.
- The APM will work closely with the Senior team members, project managers, and all third parties including general contractors, architects, engineers, municipalities, and other project stakeholders to ensure all development activities proceed on schedule, within budget, and in compliance with applicable regulations and entitlement conditions. This is a high-visibility, growth-oriented role suited to a driven real estate development professional looking to build broad expertise across the full development lifecycle.
Development Management
- Support all phases of the development process from pre-development through stabilization
- Assist in preparing and maintaining comprehensive project schedules, proactively tracking milestones and flagging risks or delays to the senior team.
- Help prepare loan draw packages for construction lender including compiling all hard and soft cost invoices.
- Contribute to project budgeting, cost tracking, and variance analysis; maintain up-to-date development cost reports and reconcile against approved budgets on a regular cadence.
- Coordinate and manage third-party consultants including architects, civil engineers, MEP engineers, environmental consultants, traffic engineers, and legal counsel.
- Facilitate the review and approval of design documents, ensuring alignment with program requirements, zoning regulations, and project goals at each design phase (SD,DD, CD).
- Assist in the preparation of project status reports, and presentations for internal leadership, external partners or lenders.
- Track and manage entitlement conditions, permit requirements, and approvals across all active projects; coordinate with municipal agencies and maintain regulatory compliance calendar.
- Maintain organized and comprehensive project files, meeting minutes, action logs, and correspondence across all projects.
Construction Coordination
- Attending weekly OAC (Owner-Architect-Contractor) meetings and site visits to support our NYC projects.
- Review and process internal and external contractor pay applications, change order requests, and RFIs(Requests for Information) in coordination with the project manager and owner's representative team.
- Monitor construction progress against the project schedule; track critical path activities and work with the GC to address schedule delays proactively.
- Coordinate construction-phase submittals and shop drawing reviews, ensuring timely turnaround between contractors, design team, and relevant approving authorities.
- Support the management of owner-furnished items (OFIs) and direct vendor contracts, coordinating delivery schedules and installation sequencing with the GC.
- Assist with the punchlist process and project closeout activities, including tracking outstanding items, collecting close-out documents, and coordinating certificate of occupancy (CO) procurement.
- Facilitate communication between construction teams and design consultants; document and distribute meeting notes, decisions, and open items in a timely manner.
- Review construction documents for constructability, coordination issues, and consistency with approved entitlements; escalate conflicts to the design team for resolution.
Education
- Bachelor's degree required in Real Estate Development, Architecture, Civil Engineering, Construction Management, Urban Planning, or a closely related field.
Experience
- 1 – 4 years of experience in real estate development, construction management, or project management within a development firm, general contractor, owner's representative firm, or similar organization.
- Must have experience with reviewing GC Pay Applications and subcontractor backup.
- Must have experience with RFI, Submittal and Change Order Management.
- Direct exposure development and/or significant renovation/repositioning projects
Skills & Competencies
- Strong understanding of the real estate development process from predevelopment through stabilization, including entitlements, design management, and construction administration.
- Ability to read and interpret architectural and engineering drawings, specifications, and construction documents.
- Financial literacy with the ability to track project budgets, process pay applications, and analyze cost variances; familiarity with project development budgets is a plus.
- Excellent organizational skills with the ability to manage competing priorities across multiple projects.
- Strong written and verbal communication skills; ability to produce clear, concise project reports and lead or facilitate project meetings.
- Proactive problem-solver with strong attention to detail and a collaborative working style.
- Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook); experience with project management platforms (Bluebeam, MS Project, Smartsheet, or similar) strongly preferred.
Salary: $75,000 - $100,000 plus bonus and benefits
