Project Manager
Construction company in business for over 20 years in the Northwoods seeking qualified Project Manager.
Duties and Responsibilities:
- Review and provide assistance in completing responses to potential RFPs, Projects and Bid requests including cost estimating
- Do site visits on potential jobs to provide Hans with information needed to produce estimates
- Collaborate and correspond with project managers and owners
- Ensure quality construction standards are met
- Assist is selecting subcontractors and then manage them during the project
- Ensure paperwork is posted onsite to include permits and licenses from appropriate authorities
- Organize and complete the required inspections from managing jurisdictions
- Determine and notify the project manager of needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations and timelines
- Assist the project managers in all construction operations, schedules and intermediate phases to ensure deadlines will be met
- Acquire equipment and material and monitor stocks to timely handle inadequacies
- Procure materials and ensure they are stored safely
- Supervise the work of laborers, mechanics, construction staff etc. and provide guidance when needed
- Ensure all staff and subcontractors are following the project specifications of the project
- Evaluate progress and prepare detailed reports and photo documentation in Procore software.
- Ensure adherence to all health and safety standards and report issues to project managers
- Manage and mitigate risks
- Respond to delays, emergencies, and other issues
- Perform carpentry tasks, if necessary to get the job done.
- Perform carpentry tasks, if necessary, on smaller projects, if unable to find a qualified subcontractor.
- Perform maintenance, as needed, on properties owned by the companies
- Expand the company network in terms of sub-contractors available for projects
- Expand the company work radius which will coincide with the new network of subs
Experience/Education:
- Proven experience as construction project manager
- 3-5 years of experience in construction management
- 3-5 years of experience as a contractor
- Familiarity with reading and understanding construction drawings
- In-depth understanding of construction procedures and material and project management principles
- Familiarity with quality and health and safety standards
- Good knowledge of Microsoft Office
- Familiarity with construction/ project management software
- Outstanding communication and negotiation skills
- Excellent organizational and time-management skills
- A team player with leadership abilities
- Critical thinker and problem solver
- Driver’s license
- CDL (Preferred, but not required)
- Ability to operate construction machinery
Physical Requirements of the Job:
- Ability to work in the field and at a desk
- Ability to communicate verbally, in person, by telephone and video conference with colleagues and customers in the office and around the country
- Ability to use a computer and communicate via the internet with colleagues and customers in the office and around the country
- Ability to work an average of 40-50 hours/week during typical business hours
- Willing to travel to project jobsites for extended periods of time (Open for discussion)
Timeline: Position available
Compensation:
- Starting $65,000/2080 hours per year depending on experience
- Bi-yearly pay evaluation
Benefits (for full time employees after a 90-day waiting period)
- Paid Time Off as follows:
- 1-5 years of service: 1 week
- 6-14 years of service: 2 weeks
- 14 years of service: 3 weeks
- All time off is established as of January 1 of each year. For the first partial year, time is to be pro-rated.
- Up to 1 week can roll over at the end of each year
- Unused paid time off is paid out based on an accrual basis should employee leave mid-year
