Job Title: Facilities Manager

Compensation: $19-21/hour

Position Summary:
The Rapid City Arts Council seeks a dynamic and results-oriented Facilities Manager that will play a crucial role in overseeing the maintenance and repairs of the Dahl Arts Center’s 39,000 sq. ft. facility. Responsibilities include managing equipment and conducting routine and preventative maintenance while ensuring facility functionality along with managing custodial staff. This position reports to the Executive Director.
Key Responsibilities:
Facility Maintenance:
● Monitor HVAC, plumbing, electrical, and lighting systems.
● Perform repairs and maintenance in plumbing, carpentry, painting, lighting, and electrical areas, or hiring contractors who can.
● Respond to maintenance requests and address issues promptly.
● Review inspection reports and recommend repairs or improvements. ● Maintain facility records and manage entry/security systems.
● Assemble contract bids and make recommendations.
● Manage custodial staff/services.
● Respond to emergency calls related to the facility.
● Manage a budget and cost reporting in accordance to maintaining the facility Equipment Maintenance:
● Conduct preventative maintenance on equipment such as fire protection, boilers, and rooftop units.
● Manage equipment maintenance scheduled and up-to-date operating procedures. ● Troubleshoot and repair equipment malfunctions.
Grounds Maintenance:
● Maintain cleanliness and attractiveness of grounds.
● Maintain outdoor lighting and signage.
● Water lawn, trim shrubs, treat weeds and remove debris.
● Assist with snow removal and coordinate landscaping projects.
● Manage service providers.
Safety and Compliance:
● Adhere to safety protocols and address hazards.
● Participate in safety training programs and promote a culture of safety awareness among staff.
● Manage all facility keys through an inventory control, including the key card system. ● Issue keys to facility for new-hires.
● Organize and facilitate Structural Inspections of Facility Structures and Equipment Inventory Management:
● Maintain maintenance tools, equipment, and facility/janitorial supplies. ● Ensure cost effective procurement and order materials as needed.
● Maintain orderly and inventoried maintenance supply/storage spaces. Scheduling, Documentation, and Reporting:
● Develop maintenance/janitorial schedules and keep accurate records. ● Provide updates on maintenance activities and project progress.
Staff Management:
● Lead and supervise custodial staff, including assigning daily work, establishing priorities, monitoring performance.
● Maintain high standards of cleanliness and safety by conducting regular inspections, addressing deficiencies, and ensuring custodial equipment and supplies are used properly.
● Develop and support the custodial team through training, performance feedback, and scheduling.
Perform other duties as assigned by the Executive Director
Qualifications:
Required experience:
● 3 years of experience in facility maintenance or other applicable experience. ● Proven success in managing staff.
● Strong communication, relationship-building, and organizational skills. ● Ability to work independently and collaboratively in a small team environment. ● Passion for the arts and community engagement.
Additional but not required experience:
● Proficiency with HVAC, boilers, electrical, and plumbing systems.
● Experience in Risk Management or the ability to effectively produce and present safety protocols and training.
Work Environment:
This is a role with a flexible schedule but attendance at weekly meetings is mandatory. Some evening or weekend work may be required. Position is on-site at The Dahl Arts Center in Rapid City. Position reports to the Executive Director.
