What are the responsibilities and job description for the Apartment Move-In Inspector position at DABCO Property Management, LLC?
DABCO Property Management is currently seeking Full-time Apartment Move-In Inspector to fill immediate openings, with expectations of conducting 10 to 30 inspections daily. The primary responsibility of the Move-In Inspector is to assess apartments prior to new residents' arrival, which includes performing light cleaning and identifying any existing damage that may persist during the move-in process. Any damage discovered must be documented and photographed for inclusion in a report for the incoming residents. This role is time-sensitive, as inspections and cleaning must be completed before residents receive their keys. While the position is part of a team, the work is primarily conducted independently. During slow move in times you will be assigned other tasks to help other parts of the inspection team. On-the-job training will be provided, and aside from transportation, all necessary equipment will be supplied by DABCO Property Management and will remain their property.
SKILLS & ABILITIES
Attention to detail is highly valued in this position. Job skills include hand-held tablet operation, thorough written documentation, and ability to identify odors, damage. Ability to read and interpret written instructions. Excellent communication skills, (i.e., written and oral). Excellent organizational skills. Self-motivation and ability to identify and complete needed tasks without direct supervision. Must be proficient in working independently and as a team.
Approx. 1/3 of apartments are on third floor, accessible only by concrete stairs. Successful candidates must be able to climb/descend flights of stairs repeatedly during work hours. Must be able to reach upper cabinets. Ability to walk, bend, push, pull and lift repetitively during work hours.
Thorough inspections rely heavily on being able to smell and identify odors. For this reason, nonsmokers are preferred but not required.
Workload will be dependent on the number move ins scheduled on any given day. This will fluctuate. Must be able to pass an employment screening. Some weekends and overtime may be required as needed.
LOCATIONS
The job of inspector requires you to work at several properties, all located within a 2-mile radius in Pullman. For this, you must have and use your own reliable vehicle, with valid drivers’ license and insurance. Compensation for gas used on the job is included in the wage offered.
