Role Description
Contract, project-based role for a Residential Project Manager covering Metro Atlanta. The PM will serve as our boots on the ground - overseeing active rehabs from permit to punch list. This is a management role, not a contracting role. Our construction team and subcontractor network are already in place; the PM manages them, pulls permits on our behalf, inspects work, enforces timelines and quality, and keeps ownership informed with clear field updates.
Compensation is per project, based on scope.
Key Responsibilities
Oversee day-to-day progress on active rehabs across Metro Atlanta, ensuring work stays on schedule, on budget, and on spec. Pull permits on our behalf and navigate municipal processes across multiple jurisdictions. Manage and supervise our existing crews and subs - no need to bring your own. Conduct regular on-site inspections and hold the team accountable to our quality standards. Serve as the primary field point of contact, delivering status reports, photos, and honest assessments to ownership. Review scopes and plans, flag issues early, coordinate inspections, and drive projects through closeout.
Qualifications
Proven experience managing residential rehabs across Metro Atlanta. Established relationships with permit offices across multiple jurisdictions (City of Atlanta, DeKalb, Fulton, Cobb, Gwinnett, etc.) and a track record of pulling permits efficiently on behalf of investors or builders. Strong working knowledge of residential construction - framing, MEP, finishes, code - sufficient to inspect subcontractor work independently. Ability to manage crews you did not personally hire. Clear communicator who provides concise, honest updates without hand-holding. Reliable, organized, and able to operate independently as the owner's rep on site.
