Lead Project Superintendent (Multifamily)
Position Overview
Headquartered out of Los Angeles, we are a growing, respected Multifamily Real Estate Developer with highly efficient, cost-effective operations throughout Southern California. Lead on-site superintendent responsible for planning, coordinating and delivering mid-to-large scale multifamily residential projects safely, on schedule, and to quality standards. This role focuses on shoring operations, MEPS coordination, construction sequencing and field leadership across concrete, structural, and envelope systems. The Lead Project Superintendent drives productivity, enforces safety, mentors field teams, and works closely with project management to meet budget and schedule milestones.
Key Responsibilities
- Lead day-to-day field operations for multifamily residential projects, ensuring work is performed safely, on schedule and to project specifications.
- Plan and execute shoring and excavation operations in coordination with engineers, surveyors and subcontractors.
- Coordinate MEPS (mechanical, electrical, plumbing, and systems) installation sequencing and trade coordination to prevent conflicts and maintain schedule.
- Oversee mass excavation, line and grade control, and site survey activities to establish accurate foundations and structural layouts.
- Manage concrete, steel, wood and other structural system installations including formwork, rebar, pours, and erection sequencing.
- Supervise building envelope installation and interface with subcontractors on waterproofing, cladding and fenestration details.
- Implement and maintain project schedules, proactively identify delays, and develop recovery plans with project management.
- Direct quality assurance and quality control inspections; document non-conformances and follow through on corrective actions.
- Coordinate modular deliveries and installation where applicable, ensuring proper site readiness and logistics control.
- Lead, mentor and develop field crews, subcontractors and foremen; promote a culture of safety and continuous improvement.
- Maintain accurate daily reports, logs, RFIs, submittals, and coordinate with project stakeholders for timely decision making.
- Manage onsite client relations and inspections, support permitting and coordinate with third-party inspectors and testing agencies.
Qualifications
- 15 years building construction experience with at least 5 years supervising all phases of ground up multifamily residential construction projects
- Type III and IV multifamily, residential projects
- Construction scheduling, line and grade (survey), shoring, mass excavation, concrete, steel and wood structural systems, building envelope, MEPS systems and engineering principles and techniques
- Expertise in planning, directing and coordinating trades
- MS Office Suite
- San Diego trades and and permit process knowledge a plus
- Modular experience is a plus
- Bachelor's degree in Civil Engineering, Construction Management, or related field preferred, but appropriate work experience is acceptable
