Commercial Maintenance Specialist
Summary/Objective
UPM Mechanical LLC provides quality HVAC and plumbing maintenance, repair, and equipment replacement services to a broad range of industrial and commercial customers in the Denver area and beyond. UPM Mechanical operates within a structured administrative and management framework designed to deliver work at the highest level of quality, efficiency, and accountability.
The Commercial Maintenance Specialist is responsible for developing, maintaining, and growing a portfolio of commercial service agreement customers. This role focuses on prospecting, qualifying, selling, and managing HVAC and plumbing maintenance solutions, with a primary objective of driving recurring revenue growth. This position is suited for a results-driven professional who thrives in a fast-paced environment, excels at relationship building, and delivers strong customer service outcomes.
Essential Functions

- Prospect, research, and qualify potential commercial customers through existing client base, referrals, internal leads, directories, and competitor research
- Conduct customer needs assessments and present HVAC and plumbing maintenance solutions
- Prepare and deliver sales presentations, answer technical questions, and secure service agreements
- Utilize service maintenance estimating software to develop accurate and competitive maintenance proposals
- Build customer relationships through effective discovery of needs, budgets, timelines, and decision-making processes
- Develop, present, and close proposals for service agreements and maintenance contracts
- Perform site surveys and facility walkthroughs to evaluate equipment, system conditions, and service requirements
- Maintain and manage a pipeline of opportunities using CRM and sales tracking tools
- Collaborate with service and operations teams to ensure high-quality execution of maintenance agreements
- Manage customer relationships post-sale and ensure retention and growth of recurring revenue
- Sell, estimate, and manage pull-through repair and project work generated from maintenance agreements
- Coordinate and support field service technicians to ensure work is completed within budget and scope
- Monitor labor hours, materials, and subcontractor usage to ensure profitability
- Travel to customer sites to support relationship management, sales efforts, and project coordination (up to 50%)

Work Environment

Position Type/Expected Hours of Work
This is a full-time position.
- Monday through Friday
- Standard schedule: 7:00 AM – 3:30 PM
- Additional hours may be required based on client needs and business demands
Travel
- Up to 50% travel required (2–3 days per week or approximately half the month)
- Travel includes client visits, job sites, and business development activities

Required Education and Experience
- 10 years of combined experience in technical education, installation, sales, or management within the mechanical service industry (HVAC and plumbing)
- College or university degree, or equivalent combination of technical trade education and industry experience
- Proven experience in B2B sales, including prospecting, cold calling, and relationship development
- Strong understanding of building mechanical systems, facility management budgeting, and customer operational needs
