What are the responsibilities and job description for the General Superintendent of Multifamily Construction Operations position at Custom Concrete?
Communicate accurately and effectively with construction project managers and hold them accountable for meeting deadlines. Provide project managers with clear guidance and direction on construction projects. Educate, train, and evaluate subordinates to ensure that crew members operate above industry standard, that crew members perform any additional responsibilities, and reprimand and/or terminate any under-performing crew members, as necessary. Review architectural and engineering drawings to make sure that all specifications and regulations are being followed and are consistent with the contract documents. Coordinate with constructions project managers to plan procedures as per project specifications to establish deadlines and staffing requirements for the entire scope of work. Consult with general contractors, subcontractors, and vendors to discuss and formulate estimates, effect cost reductions and resolve issues. Direct the preparation of purchase orders and hiring of subcontracts for all resources, to include materials, labor, and equipment acquisition and conduct negotiations as necessary. Help control the budget of the commercial division to promote operational growth while maintaining profitability. Represent the company in project meetings, negotiations, and all other meetings required for successful completion of commercial business. Cultivate working relationships with internal personnel and external clients in a manner that encourages a cooperative environment, team effort, and professional approach consistent with the companys vision, mission, and culture.
Requires U.S. Bachelors degree (or foreign equivalent) in Architectural Engineering or Construction Management and five (5) years of work experience in the job offered or as construction manager, assistant construction manager, construction superintendent, assistant construction superintendent, senior estimator, or related occupation.
Qualifying experience must include one (1) year of experience in site management, reading blueprints, providing cost estimation and budgets for concrete and rebar, using construction and management software Procore, drafting and designing software AutoCAD, and construction enterprise resource planning software Neodata.
