The Transactions team at Curbline Properties is looking for an Analyst in New York City who will provide financial and analytical support in the acquisition and disposition of retail properties. We need an Analyst comfortable operating behind the scenes and being in the trenches of underwriting a high volume of retail assets with a focus on improving portfolio quality. The Analyst will live and breathe in Excel and Argus daily to prepare and review financial projections, pricing analyses, and due diligence for asset acquisitions and dispositions. To thrive in this role, an Analyst must have prior commercial real estate underwriting and valuation experience with advanced working knowledge of Argus and Excel financial modeling.
This position works a hybrid schedule in the NYC office Monday-Wednesday. During the initial 90-day onboarding period, it is encouraged to be onsite 4-5 days a week so you can get successfully orientated and trained in your new role.
The expected salary range for this position is between $85,000 - $100,000. Actual compensation will be based on factors such as scope and responsibilities of the position, candidate's work experience, education/training, job-related skills, internal peer equity, geographical and industry market data, and business considerations and other factors permitted by law.

To be successful in this role, you will need to:
- Utilize financial metrics such as internal rate of return, return on investment, loan amortization schedules, earnings accretion, etc. to prepare financial projections related to the acquisition and disposition of real estate assets
- Coordinate and review financial due diligence related to the acquisition and disposition of properties
- Conduct due diligence for new acquisitions including lease review, verifying and assisting with financial underwriting, reviewing historical financials and CAM reconciliations and obtaining third party reports
- Assist in the closing process of acquisitions including reconciling closing pro-rations, preparing internal closing memos and transferring the property to the operations team or buyer at the time of closing
- Participate in the drafting and review of transaction documents consisting of acquisition and disposition memos, due diligence memos, and broker Offering Memorandums
- Assist the transaction process by coordinating with other SITE Centers departments, brokers and legal counsel to consummate disposition and acquisition transactions
- Facilitate ongoing correspondence and distribute property information to potential buyers and brokers to make deal processes more efficient
- Prior experience in a professional, analytical role working with Argus and Excel within the commercial real estate industry
- Strong educational background in finance, accounting or real estate
- Passion for retail real estate transactions and the dealmaking process
- Exceptional attention to detail and accuracy when underwriting
- Real estate and business financial acumen to understand larger impact of work in the organization
- Self-motivation and grit to underwrite a high volume of deals
