The Opportunity
We’re hiring an experienced Project Manager to lead large-scale commercial and multifamily projects from pursuit/precon through closeout. If your background is primarily residential, TI-only, or small projects, this is not the right fit. We’re looking for a PM who has owned budget, change management, schedule, and client/design-team coordination on bigger, more complex jobs and who can lead teams with calm, direct, consistent communication.
What You’ll Do
- Own financials end-to-end: budgets, cost events/CEs, forecasting, subcontracts, buyout strategy, and monthly cost-to-complete.
- Lead change management: track/design impacts, negotiate COs, maintain transparent logs, protect margin, and communicate proactively with stakeholders.
- Drive schedule & risk: build/update CPM/short-interval schedules with the Superintendent; identify constraints, long-lead items, and risk mitigations.
- Coordinate design/OAC: run effective OACs, manage RFIs/submittals, and resolve issues with architects, engineers, and AHJs.
- Champion communication: set agendas, document decisions, keep owners, subs, and internal teams aligned; no surprises.
- Quality & compliance: uphold specs, commissioning/MEP coordination, envelope details, inspections, and closeout readiness.
- Team leadership: mentor PE/APM staff, partner with the Superintendent, and foster a productive, accountable job culture.
- Safety & culture: reinforce a zero-incident mindset and model the behaviors we expect on and off site.
What You Bring (Required)
- 8–12 years as a Project Manager with a commercial GC, including at least one large, complex, ground-up commercial or multifamily project led as the PM of record.
- Demonstrated excellence in budget control, forecasting, and change management on large scale jobs.
- Strong MEP/coordination fundamentals (commissioning, life safety, utilities, envelope interfaces).
- Proven team leadership: developing PEs/APMs, holding subs accountable, and partnering tightly with Superintendents.
- Owner/architect/engineer collaboration that builds trust while protecting project outcomes.
- Tools: Procore (or similar), Sage, Bluebeam, MS Project, Excel; comfort with digital plan sets & workflows.
- Professional, direct communicator, calm under pressure, solutions-oriented, and consistent follow-through.
Nice to Have
- Mixed-use, podium, or complex sitework/utility experience.
- Preconstruction exposure: conceptual estimates, value analysis, target value design.
