The Branch Loan Set Up Specialist is responsible for preparing the file for processing upon origination. This position is also responsible for reviewing and producing the disclosures and delivering the disclosure(s) to consumers. This position supports the team and assists with client service focused communication including closing touches.

Job Responsibilities
- Confirm accuracy of all information in loan file, adhering to both compliance and company policies.
- Prepare disclosures and re-disclosures within 3 days of application or Change of Circumstance and ensure timely signing of disclosures.
- Answer Disclosure emails timely and accurately.
- Verify accuracy of fees to mitigate TRID and RESPA violations.
- Review Compliance Review and make required revisions to obtain a pass.
- Perform certain order out functions such as appraisal.
- Prepare loan file for processing upon origination.
- Manage the closing calendar in Outlook.
- Manage the closing communication the week prior to closing.
- Communicate with team members including Sales, Processing, Closing and Underwriting as needed.
- Communicate with clients, real estate agents and title companies as needed.
- Request, review and upload file documents as needed.
- High School Diploma or equivalent.
- Experience with RESPA/TRID.
- Experience in the mortgage industry collecting and reviewing borrower documentation, title work and homeowner’s insurance documentation.
- Experience with Encompass and Blend, preferred.
- Knowledge of TILA-RESPA Integrated Disclosure Rule.
- FHA/VA/USDA knowledge, preferred.
- Exceptional communication skills.
- Excellent organizational skills and attention to detail.
- Comfortable working under pressure in a high-volume environment while meeting tight deadlines.
- Proficient in Microsoft Office including Word, Excel, and Outlook.
