Role Summary
You will be the on-the-ground eyes and ears for our small-bay industrial portfolio—conducting site visits, engaging tenants, documenting conditions, and closing the loop on issues. The role blends fieldwork, light maintenance, and property-management support with clear daily office expectations and structured reporting (via JotForm) to keep assets clean, safe, and rent-ready.
Core Responsibilities
1) Site Visits & Tenant Relations
- Proactively check in with tenants during each visit; log issues and service needs.
- Walk all vacant units every visit; identify cleanliness, damage, safety, and security items.
- Perform full property walk-throughs (common areas, grounds, exteriors) for appearance and maintenance.
- Confirm resolution of previously reported issues; escalate outstanding items with references to the original report.
- Capture clear interior/exterior photos (especially vacancies) and attach to the report.
2) Reporting & Administration
- Complete a JotForm report for every scheduled site the same week it is visited, including photos, notes, and follow-ups.
- Maintain simple trackers for open items, vendor work orders, and completion dates.
- Adhere to the weekly route; clock in at the office by 8:00 a.m.; return to finish reporting at day’s end.
(Office-based workday; remote starts are not permitted.)
3) Light Maintenance (Self-Perform—scope capped to “handyman-level”)
- Replace ceiling tiles, bulbs, batteries; re-hang simple hardware; patch/paint minor drywall blemishes.
- Swap HVAC filters; reset breakers; address minor leaks (tighten traps, replace supply lines); install weatherstripping and door sweeps.
- Re-secure signage, number decals, and mailbox/lock tags; lubricate locks and overhead door tracks.
- Perform make-ready basics in vacancies: sweep, remove trash/debris, wipe surfaces, de-cobweb, and re-lamp.
- Routine exterior tidying: sweep stoops/entries, police grounds, check dumpster enclosures, blow walkways as needed.
- Document any work beyond scope; create work orders and coordinate vendors.
4) Property-Management Support
- Post notices (entry, delinquency, policy) per PM direction; photograph and log postings.
- Meet vendors on site; obtain bids; verify scope completion against work orders and invoices.
- Assist with rent-ready turns (photo sets, lock changes, meter reads, utility transfers).
- Maintain key/lockbox inventory; track access codes and audit monthly.
- Support basic compliance tasks (fire extinguishers tagged, exit paths clear, address/Unit IDs visible).
5) Safety & Compliance
- Observe OSHA-safe practices; use PPE and lockout/tagout where applicable.
- Report hazards and incidents immediately; complete incident forms with photos and witness details.
- Keep MSDS/chemical list current for any supplies stored on site.
Pay: $50,000.00 - $70,000.00 per year
