Responsibilities

Scope Development & Design Management

  • Stakeholder Alignment: Facilitate discovery sessions with project owners and key stakeholders to define project scope, requirements, and technical specifications.
  • Design Oversight: Manage engineering and architectural design firms to ensure construction documentation is accurate, complete, and aligned with project goals.
  • Financial Planning: Develop preliminary project budgets, cash flow projections, and baseline financial targets.
  • Scheduling: Establish the preliminary master timeline, establishing key milestones and overall strategy.


Pre-Construction & Bidding

  • Master Schedule Creation: Partner with the General Contractor (GC) to establish a baseline Primavera P6 cost- and resource-loaded Master Schedule, identifying critical path dependencies.
  • Budget Strategy: Build comprehensive Master Budgets accounting for hard/soft costs, bonds, insurance, contingencies, and allowances.
  • Procurement & Procurement Support: Lead GC pre-qualification, bid solicitation, bid levelling/analysis, and contract award recommendations.
  • Contract Negotiation: Partner with internal leadership and legal counsel to negotiate contract terms, including markups, fees, labor rates, and escalation terms.
  • Permitting & Compliance: Monitor A/E design teams to ensure all municipality/Authority Having Jurisdiction (AHJ) approvals, permits, and utility clearances are secured on schedule.
  • Constructability & Value Engineering: Coordinate constructability reviews and direct Value Engineering (VE) efforts with trade partners to optimize costs without sacrificing quality.
  • Owner-Furnished Vendors: Identify, scope, procure, and integrate all Owner-direct vendors, consultants, and Long-Lead Equipment (OFE).


Construction Execution & Field Administration

  • On-Site Management: Perform routine site walks to monitor progress, enforce safety and quality assurance/quality control (QA/QC) standards, and address field issues in real time.
  • Contractor & Vendor Oversight: Direct on-site operations for the GC, specialized subcontractors, and Owner-direct vendors.
  • Change & Cost Control: Rigorously manage project budgets and cost changes. Evaluate, negotiate, and process change orders, perform delay analyses, and track contingency spend.
  • Document Control: Oversee tracking systems for RFIs, submittals, addenda, bulletins, design clarifications, and lien releases.
  • Financial Administration: Review, process, and track monthly Pay Applications, invoices, and retainage for the GC, consultants, and equipment vendors.
  • Meeting Leadership: Lead regular Owner-Architect-Contractor (OAC) meetings, publishing concise action items and progress reporting.


Project Close-Out & Turn-Over

  • Close-Out Strategy: Initiate close-out planning 60–90 days prior to target completion, establishing strict delivery schedules for warranties, O&M manuals, and as-built drawings.
  • Occupancy & Commissioning: Coordinate final municipality/AHJ inspections, commissioning protocols, and Certificate of Occupancy (CO) procurement.
  • Punch List Execution: Oversee punch list completion, drive Substantial Completion certification, and manage final contract close-outs.
  • Final Financial Reconciliation: Resolve outstanding claims or change requests, process retention releases, and deliver a comprehensive final project accounting package.


Qualifications

Minimum Qualifications:

  • 5 or more years of work experience in data center construction management.
  • Strong knowledge of construction
  • Proficiency in capital budget management.
  • Strong negotiation skills and a proven track record of problem-solving.


Preferred Qualifications

  • Bachelor's Degree or equivalent experience
  • Knowledge of LEAN Construction principles and their application..
  • Preferably, experience managing multiple large-scale construction projects, particularly in mission-critical
