Crest City Capital is seeking a General Contractor to join the team – duties to include project execution, cost control, and managing high-volume residential construction, typically for new builds in single family homes and multi-unit developments both rental and condominium.
The role focuses less on individual client relations and more on implementing the developer's standardized plans efficiently and profitably across multiple projects. CLS required.
Core Duties and Responsibilities
The General Contractor is responsible for the overall supervision, scheduling, and execution of the developer's residential construction projects in compliance with all state regulations.
Project Execution & Site Management
- Safety & Compliance: Serve as the designated Construction Supervisor License (CSL) holder on site, ensuring strict adherence to the Massachusetts State Building Code, OSHA standards, and the developer's safety protocols.
- Quality Control: Uphold the developer's specified construction standards and finishes, conducting regular inspections to ensure all workmanship meets high-quality expectations for the target market.
- Subcontractor Coordination: Manage and direct all specialized subcontractors (electrical, plumbing, HVAC, roofing, etc.) and in-house labor crews, optimizing workflow and efficiency across multiple active residential units or phases.
- Scheduling: Develop, maintain, and enforce a detailed construction schedule for each project, proactively identifying and mitigating potential delays to ensure homes are completed by the contracted delivery dates.
- Logistics & Procurement: Coordinate the timely delivery, inspection, and inventory of all building materials and equipment, maintaining excellent relationships with suppliers to secure favorable pricing and reliable supply.
Financial and Administrative Oversight
- Budget Management: Rigorously monitor and control project expenditures, from labor costs to material purchases, to keep construction costs within the developer's established budget and profit margins.
- Permitting: Work closely with the developer's administrative team to secure and post all necessary permits (including local building, electrical, and plumbing permits) and ensure the Home Improvement Contractor (HIC) registration is current and displayed on all required documents.
- Progress Reporting: Provide detailed daily and weekly reports to the Developer/Project Manager, documenting progress, resource allocation, change orders, and any site issues or potential risks.
- Contract Management: Review subcontractor bids, negotiate scope of work, and process payment draws based on verified completion milestones.
Required Qualifications and Skills
- Licensure: Must possess a valid Massachusetts Construction Supervisor License (CSL) (Unrestricted preferred for larger projects) and Home Improvement Contractor (HIC) Registration.
- Experience: Proven experience (typically 5 years) as a General Contractor or Construction Superintendent managing new residential construction projects (single-family homes, townhouses, or multi-unit complexes).
- Technical Knowledge: Expert-level understanding of the Massachusetts Building Code, residential construction methods, and critical trade sequencing.
- Management Skills: Exceptional ability to manage and motivate a large team of subcontractors and laborers, strong organizational skills, and proficiency with construction management software (e.g., Procore, Buildertrend).
- OSHA: OSHA 10-hour or 30-hour certification required.
