The Store Manager is responsible for the full day-to-day operations of the site, including sales performance, customer experience, financial awareness, and overall property condition. This role requires a hands-on leader with strong accountability, sound judgment, and an ownership mindset.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES : Sales, Customer Service, and Leasing
- Provide excellent customer service while renting storage units and selling tenant protection plans.
- Answer and respond to phone calls, emails, and walk-in inquiries regarding rentals, payments, and tenant concerns.
- Show, rent, clean, and prepare storage units to ensure they are rent-ready at all times.
- Actively sell and maintain adequate inventory of moving and packing supplies.
- Assess and resolve customer concerns in a professional and timely manner.
Financial Management & Budget Awareness
- Analyze monthly and annual operating budgets to ensure the site performs within approved targets.
- Maintain a working understanding of the property’s Profit & Loss (P&L) statement.
- Monitor controllable expenses and identify cost-saving opportunities.
- Review repair, maintenance, and supply expenses for budget alignment.
- Accept payments, maintain accurate petty cash records, and prepare daily bank deposits.
- Contact past-due customers and coordinate catch-up payment arrangements.
Full Site Operations & Accountability
- Maintain full responsibility for daily site operations.
- Ensure company policies, procedures, and legal requirements are followed.
- Monitor performance and take corrective action as needed.
- Operate the site with an ownership mindset.
- Communicate site performance and needs to leadership.
Property Maintenance & Facility Management
- Maintain the office and property in clean, safe, and professional condition.
- Oversee daily repair and maintenance needs.
- Partner with the Facilities Manager on maintenance coordination.
- Conduct regular site walks.
- Track maintenance issues through completion.
- Support vendors and perform light maintenance when needed.
Compliance, Communication, and Auctions
- Prepare units for auction and complete vacates per legal requirements.
- Support occupancy and retention efforts.
- Communicate effectively with management and team members.
- Work independently while following established procedures.
QUALIFICATIONS AND SKILLS
- Prior supervisory or management experience required.
- Strong customer service and sales skills.
- Computer literate with solid office skills.
- Basic math skills including percentages.
- Detail-oriented and organized.
- Take-charge mindset with ability to follow procedures.
- Valid driver’s license and insurance.
- Team-oriented.
PHYSICAL REQUIREMENTS
- Ability to work indoors and outdoors.
- Ability to walk, stand, and lift up to 40 pounds.
- Ability to navigate uneven surfaces.
- Ability to use a keyboard for extended periods.
- Ability to operate a motor vehicle.
- Ability to read, write, and speak fluent English.
