Independent Contractor – Property Preservation & Maintenance
We are seeking a reliable and detail-oriented Independent Contractor to join our property preservation team and Rehab. This role is ideal for individuals with experience in property maintenance, construction, or field services who take pride in quality workmanship and timely completion of tasks. As an Independent Contractor, you will be responsible for performing a variety of maintenance and preservation services on foreclosure and vacant properties.

Location: Columbia, TN and nearby regions
Key Responsibilities:
Perform property preservation tasks such as:
- Lawn maintenance (mowing, edging, trimming)
- Debris removal (interior/exterior)
- Winterization and securing of properties
- Lock changes and board-ups
- Minor repairs and general maintenance
- Document work completed by taking clear, time-stamped photos using Property Pres Wizard software while on-site.
- Follow work order instructions and industry guidelines to ensure compliance with client and investor requirements.
- Maintain a high standard of quality, safety, and cleanliness at each property.
- Ensure timely completion of work orders and report any issues or hazards encountered on-site.
- Communicate effectively with the management team regarding work status and updates.
Requirements:
- Experience in property preservation, construction, handyman services, or related fields.
- Must own or have access to reliable tools, a truck/trailer, and equipment required to complete work orders.
- Ability to use Property Pres Wizard software for photo documentation and reporting.
- Strong attention to detail and ability to follow detailed instructions.
- Reliable transportation and valid driver’s license.
- Have Aspen Grove background checks and maintain insurance coverage.
- Preferred Qualifications:
- Familiarity with HUD guidelines and foreclosure property standards.
- Excellent time management and organizational skills.
- Ability to work independently and manage multiple tasks efficiently.
This is a 1099 Independent Contractor position. Compensation is per job and varies based on work order scope and location.
