Job Overview
Creations NW is looking for a strategic and analytical Director of Capital & Investments to help grow the business. This role will support and coordinate multifamily and subdivision development opportunities from acquisition analysis and underwriting through entitlement, capitalization, financing coordination, investor relations, and overall development management. This position will serve as a key strategic partner to the CEO and executive team, providing financial oversight, risk management, and acquisition expertise to support profitable growth across the company’s real estate portfolio. The ideal candidate is a seasoned finance executive with deep experience in real estate development, land acquisitions, project finance, and deal structuring. However, the most critical aspect of this role is to identify funding sources and attract high net-worth individuals who could invest in new projects.
Responsibilities
Deal Underwriting & Feasibility
- Lead initial deal screening, including land acquisition and entitlement viability analysis
- Build, maintain, and pressure-test development proformas and financial models
- Evaluate project feasibility and conduct due diligence, including:
- Zoning and land use risks
- Utility and infrastructure considerations
- Development cost exposure
- Schedule and entitlement timing
- Financing assumptions
- Market and absorption considerations
- Present recommendations regarding “Go / No-Go” decisions
- Assist in acquisition strategy and pricing recommendations
- Support underwriting and evaluation of multifamily, commercial, mixed-use, and subdivision development opportunities
- Network with Commercial Realtors and Sellers for potential investments
- Maintain a strong pipeline of acquisition opportunities through broker networks, off-market deals, and market intelligence
Capital Stack, Investor Relations & Financing Support
- Prepare lender and investor presentation materials
- Support loan applications and financing due diligence
- Coordinate with: Banks, Mortgage brokers, Equity partners, Investors, Internal accounting and operations teams
- Assist leadership in structuring capital stacks and financing strategies
- Assist in raising outside investor capital for development projects and investment vehicles
- Support the creation, maintenance, and refinement of financial models for development projects and investment funds
- Help coordinate ongoing fund management support, reporting coordination, and investor communication processes
- Serve as a primary point of contact for investors and capital partners regarding project updates, reporting requests, and investment coordination
- Assist with preparation of investor materials, subscription documents, presentations, and reporting packages
- Coordinate with legal, accounting, and executive leadership regarding investor and fund administration matters
- Conduct market and regional research
- Direct Budgeting/Forecasting
- Annual Capital Planning
- Pro Forma Modeling
- Analyze Financials (Financial Statement, Cash Flow, Monthly reporting)
- Negotiate key deal terms with sellers, brokers, attorneys, and financial partners
- Ensure compliance with financial covenants, loan agreements, and regulatory requirements
Qualifications
- Real Estate background
- Ability to do some travel, including Southwest US
- Experience in producing new sources of funding/capital
- Bachelor’s degree in Finance, Accounting, Real Estate, or related field (MBA or CPA strongly preferred)
- 10 years of progressive experience in real estate finance, with at least 5 years in a senior leadership role (VP level or above).
- Proven track record in land acquisition, real estate development project underwriting, and deal execution
- Strong experience with project finance, construction loans, mezzanine debt, and joint venture structures
- Advanced proficiency in financial modeling (Excel) and real estate-specific software (e.g., Argus, Yardi, or equivalent)
- Excellent negotiation, communication, and presentation skills
- Ability to manage multiple projects and priorities
- High level of integrity, attention to detail, and sound business judgment
- Experience in both residential and commercial/mixed-use development
- Background working for a privately held or family-owned real estate development company
Pay: $150,000.00 - $200,000.00 per year
