JOB SUMMARY (Property Manager)
The property manager is responsible for managing the overall operations of assigned properties, including tenant relations, leasing, maintenance, budgeting, and compliance with laws and regulations. This role ensures properties are well-maintained, profitable, and meet the needs of owners and tenants.
KEY RESPONSIBILITIES:
PROPERTY OPERATIONS
-Oversee daily operations of properties, including inspections, maintenance, and tenant services.
-Coordinate repairs and maintenance with contractors and vendors to ensure properties remain in excellent condition.
-Enforce lease terms and ensure compliance with property rules and regulations.
TENANT RELATIONS
-Handle tenant inquiries, complaints, and requests promptly and professionally.
-Address tenant disputes and resolve issues amicably.
-Manage lease renewals, move-ins, and move-outs.
LEASING AND MARKETING
-Develop and implement marketing strategies to attract prospective tenants.
-Show properties to potential tenants and negotiate lease agreements.
-Ensure occupancy rates meet or exceed company targets.
FINANCIAL MANAGEMENT
-Prepare and manage property budgets, monitor expenses, and maximize profitability.
-Collect rent and other fees, ensuring timely payments and addressing delinquencies.
-Provide regular financial reports to property owners or senior management.
REGULATORY COMPLIANCE
-Ensure properties comply with local, state, and federal regulations, including safety and building codes.
-Maintain accurate records of property-related activities and transactions.
QUALIFICATIONS
Education and Experience:
-Previous property management experience in real estate, or a related field (preferred).
Skills:
-Strong knowledge of property management best practices.
-Excellent communication and interpersonal skills.
-Financial acumen, including budgeting and reporting.
-Problem-solving and conflict resolution abilities.
-Proficiency in property management software (e.g., AppFolio) and MS Office.
WORKING CONDITIONS
-Work is typically conducted in both office and on-site settings.
-May require occasional evening or weekend hours to address emergencies or meet with tenants. Turnover season is July 21st through August 1st. This is the busiest season and will require atypical work days and weeks.
-Regular travel to properties under management may be required. Locations on our website.
HOURS AND PAY
-Pay based on experience. Starting $19hr Performance based bonus
-Typical day is 9-5pm. Hours flexible

Pay: $38,400.00 - $55,979.72 per year
