Position Overview:
The Assistant Property Manager position is ideal for a highly motivated, experienced assistant property manager or leasing manager who can assist in the efficient operation of a dynamic community that demands top-rated customer service, attention to detail, and organization. This position is also responsible for maintaining compliance with regulatory requirements of the Low-Income Housing Tax Credit (LIHTC) affordable housing program, while assisting in the daily operation of the property.
Responsibilities:
Management: manages the leasing team and hold the team accountable to leasing goals, leasing activity, lease packet approvals, move-in and move-out coordination, and lease renewals.
Reporting: assists with creating daily, weekly, and monthly reports including, but not limited to leasing, renewals, rents, resident retention programs and maintenance; complete weekly marketing surveys.
Financial: oversees rent collections and posting of payments; executing payments to vendors through onsite invoicing program; assists Property Manager with collection and processing of all payments and purchase orders.
Operations: attends staff meeting and records meeting minutes; follow-up of delinquencies and collections processing; attends court hearings, if required; assists in routine audits of all paperwork and verification to ensure accuracy; prepares resident notices and records all resident correspondences; assists prospects in qualifying for an apartment by collecting appropriate information and initiating background checks; ensures all fees, deposits, lease agreements and other documents required are collected from prospects and/or residents in a timely manner; tracks all leads and follow-up with prospects; adheres to CRC business ethics and all Fair Housing laws.
Community: inspects apartments as needed; outreach to local businesses as needed to generate traffic and buzz about the property; ensures that the leasing office and apartments are in show-ready condition; manages ILS to ensure all listings are accurate and up to date with property information; enforces community rules and send warning notices as needed; assists with resident event coordination and supervision; In addition to the above, you will be expected to execute all other duties as assigned from time to time to ensure adequate property management operations are maintained.
Physical Requirements:
Must be able to lift up to 10lbs (pounds) unassisted. Must be able to sit and stand for extended periods of time. Must be able to ascend and descend stairs.
Experience & Qualifications:

Throughout the hiring process, we look for candidates that demonstrate the following qualities: Bachelors Degree in a relevant field; Fair Housing laws training; 2-5 years of experience in residential property management; 3-7 years of customer service/hospitality experience; 3-7 years of supervisory experience; excellent written and oral communication; intermediate experience with MS Office Suite and Google Chrome; ability to demonstrate leadership skills and collaborate in a team environment.

Monday - Friday 9:00 AM to 6:00 PM with occasional work on weekends depending on occupancy
