Position Summary
The Estimator II reports directly to the Director of Estimating and is responsible for preparing independent cost estimates for commercial construction projects throughout various stages of design and construction. This role supports project planning by developing detailed estimates, defining subcontractor scopes, analyzing project costs, and providing clients with reliable pricing information to support informed decision-making.
Key Responsibilities Prepare detailed quantity surveys and quantity takeoffs from drawings, specifications, and project documents. Develop accurate independent cost estimates for commercial construction projects during conceptual, schematic, design development, and construction phases. Define subcontractor scopes of work while identifying assumptions, inclusions, exclusions, and potential pricing gaps. Solicit, evaluate, and compare pricing from subcontractors, suppliers, and equipment vendors. Analyze plans, specifications, schedules, market conditions, and historical cost data to produce well-supported estimates. Utilize estimating software, databases, spreadsheets, and web-based applications to prepare estimates and reports. Clearly communicate estimate assumptions, risks, recommendations, and pricing information to internal teams, clients, subcontractors, and vendors. Participate in estimate reviews, value engineering exercises, proposal evaluations, and pricing negotiations. Maintain organized project documentation while ensuring confidentiality of client and pricing information. Deliver accurate, professional work products while managing multiple deadlines in a fast-paced environment. Qualifications Bachelor's degree in Construction Management, Engineering, or a related field. Minimum of 7 years of estimating experience or related construction experience, including field engineering, contracting, construction claims, or similar disciplines. At least 2 years of experience working for a general contractor during active construction is strongly preferred. Strong understanding of commercial building systems, construction methods, materials, and building technologies. Experience estimating large commercial, infrastructure, hospitality, aviation, or themed entertainment projects is highly desirable. Familiarity with estimating best practices, productivity standards, and cost analysis methodologies. Excellent organizational, analytical, written, and verbal communication skills. Ability to work both independently and collaboratively within a project team. Professional demeanor with strong interpersonal and relationship-building skills. Demonstrated desire to learn new estimating methods, technologies, and software. Technical Skills Intermediate to advanced proficiency with Microsoft Office Suite, including Excel, Word, and Outlook. Experience with estimating and project management software such as: PlanSwift On-Screen Takeoff Bluebeam Accubid RSMeans Online PMWeb Smartsheet Box Webex Ability to quickly learn additional estimating and project management software as needed.
