Full-time, W2 = Base salary commission/bonus tied to pipeline and closed volume — real upside as the business grows
The short version
We're building out a national builder mortgage division, with a live pilot running across Portland/Vancouver, Puget Sound, and Treasure Valley. We close loans for builders, realtors, and loan officers who need a partner that actually understands construction and new-home financing — not a call center.
What we don't have is someone dedicated to marketing it. Right now that's falling on the loan officers, which means it's not getting done well or often enough. We need a person who can own paid ads, funnels, and content end to end, and who wants to build something instead of just executing a checklist someone else wrote.
What you'll actually do
- Run paid campaigns across Google, Meta (Facebook/Instagram), LinkedIn, and whatever else makes sense — including newer channels like ChatGPT/AI search ads as they mature
- Build and manage lead funnels: landing pages, lead magnets, nurture sequences, the whole path from click to conversation
- Set up and run our CRM so leads don't die in a spreadsheet somewhere
- Write ad copy and creative for three different audiences at once — realtors, builders, and loan officers — who each need a different pitch
- Design flyers, yard sign graphics, and basic website updates (you don't need to be a full-time designer, but you should be comfortable in Canva or similar and know what looks professional versus what looks like a template)
- Track what's actually working and kill what isn't — we care about cost per lead and cost per funded loan, not vanity metrics
What you should already know how to do
- Run and optimize paid ads across multiple platforms with real budget behind them
- Build a funnel from scratch — landing page, opt-in, email/SMS nurture
- Work inside a CRM (which one doesn't matter as much as understanding how lead scoring and pipeline stages work)
- Write copy that sounds like a person, not a stock template — this matters more than you'd think in an industry full of boring, forgettable marketing
- Basic graphic design for print and digital (flyers, signs, social graphics)
What you don't need
- A mortgage license or industry background — we'll teach you the lending side. What you can't fake is knowing how to run ads and build funnels that convert.
- A design degree — competent and fast beats polished and slow here.
- Who fits
Who Fits - Someone 2-4 years into running paid ads and funnels who's ready to own a lane instead of being one of six people touching a campaign. You should be comfortable with the fact that a chunk of your pay is tied to results — that's the trade for real upside instead of a capped marketing-coordinator salary. If you'd rather have a fixed check and no variability, this isn't the right seat.
Real estate, mortgage, or home-building experience is a plus but not required. What matters more is that you can look at three different audiences and know how to talk to each one differently, and that you're not afraid of a little personality in the copy — we'd rather sound like a person than a compliance department.
